Project ExecutiveThe Project Executive is accountable for the overall performance of multiple projects from preconstruction to project completion. Reporting to the Director of Operations, this role will provide leadership and guidance for on-site construction teams throughout the course of the project(s) and support business development objectives. The Project Executive is responsible for recruiting and developing highly skilled team members for each project.Major Areas of ResponsibilitiesProject Acquisition:Participate to understand unique owner needs, and help secure potential clients & projectsReview projects for unique challenges that will impact budget/profitability objectivesUtilize industry contacts and relationships to generate appropriate project leads and follow through to acquisitionParticipate in and contribute to the RFP process including editing for project specific content, and interview preparation and participationParticipate in Contract negotiationPre-Construction Planning:Determine project staffing requirementsReview and approve the pre-mobilization activitiesBridge Business Development, Estimating & Purchasing and ensure a communicative process start up for operations.Responsible for design management.
Coordinate with preconstruction & project team to effectively manage the design to the clients needs, budget & schedule.Project Management:Accountable for team day to day operations, chairing weekly project meetings to identify potential obstacles and mitigate risk ensuring project successful completionProvide high level management of quality, risk, safety, and compliance for the project and team membersOversee project budgets, schedule, costs, and pricing, ensuring delivery of a profitable project.Represent the Company in business collaborations with customers, consultants, subcontractors and other public and/or private agencies and organizations.Visit project sites regularly to monitor performance & to provide leadership support to project teamsCommunicate with the Director of Operations & General Superintendent on a weekly basis relative to any new or pending issues, which require corporate attention.Client Relations:Develop a positive long-term relationship with the Owner, Subcontractor & Vendors to facilitate construction activities and promote Owner satisfaction.Serve as an extension of the Business Development team to source project opportunities and develop new customer relationshipsTeam Leadership:Train, mentor and manage team members, establishing and fostering a team environment offering effective coaching and feedback, to manage performanceMaintain a positive and professional working relationship with peers, management, and support resources, with a constant commitment to teamwork and exemplary customer serviceResponsible for developing direct reports for future career consideration with appropriate identifiable career paths and training opportunitiesParticipation in implementing company initiatives & SOP'sFinancial Control:Ensure project cash position and assist in collection of owner receivables, escalating issues if they occurThoroughly understand the contract terms and relay key terms with project teamAccountable for overall project financial performance and participate in monthly cost updatesEnsure direct reports are coordinating with accounting to ensure that all subcontractor/vendor billings are received timely and accuratelyRequirementsMinimum Job Requirements:10 years construction project management experienceBachelor's degree or equivalent combination of education and work experiencePreferred experience as a project manager with an establish General Contractor or Construction ManagerStrong knowledge of construction methods and industry applicable safety requirementsPrevious management experienceValid Driver's licenseCost Management and ability to EstimateDemonstrated skills in Bluebeam, Sage/Timberline, Procore Construction Management & Microsoft Suite including Project or Primavera P6Part time travel as required (30-60%)Knowledge, Skills, and Abilities Required:Knowledge of cleanroom and dryroom technology and construction preferred.Expert knowledge of building design and construction planning principles and procedures.Ability to communicate effectively, both orally and in writing.Strong interpersonal and communications skills and the ability to work effectively with a wide range of constituencies.Ability to develop and deliver presentations.Ability to understand building estimates and feasibility studies.Ability to read schematics and blueprints and/or technical manuals.Technical knowledge of building components and their function.Ability to review, negotiate and manage contractual agreements.Skills in workflow analysis and management.Knowledge of contract documents and specifications.Ability to provide technical guidance and/or supervision to architectural firms and subcontractors.Skill in organizing resources and establishing priorities.Ability to foster a cooperative business environment.Ability to gather data, compile information and prepare reports.Familiarity with federal, state, and local building codes, ordinances, and regulations.Ability to make complex operating, administrative and procedural decisions.Knowledge of procurement rules and regulations.Ability to assess contract compliance and product/service quality.Knowledge of budgeting, cost estimating, and fiscal management principles and procedures.Salary starting at $190,000.00 per year
