Preconstruction ManagerThe Preconstruction Manager focuses on companywide success in adherence to MCC Standards and all preconstruction activities necessary for the preparation and undertaking of Manhattan's preconstruction deliverables. The position is responsible for guiding/mentoring other team members. The Precon Manager must be a flexible and adaptable team player and have strong communication and client service skills.

In addition, the skill set of owning one's work & being confident in the message that is being delivered is crucial to this role.Major duties and responsibilities include:Represent Manhattan's Preconstruction Team to ClientsMeet Client Needs/Budget /Attend OAC / design meetingsProvides Concept BudgetsPerform Value Management AnalysisCoordinate with/the operations team to ensure the correct Cost Budget is sent to accountingMaintain the Manhattan Code of Business Practices & ensure teams follow the Guiding PrincipalsEstablishes & Monitors Subcontractor RelationshipsAides Bid-Day AssignmentsReviews/Understand Project Cost ReportsAttend/Organize Preconstruction MeetingsStrong Knowledge of General Conditions Estimates/Schedule / Below the Line costsManage Time/Costs of Preconstruction Services / ManagesPrecon Status Reports (PSRs) for projectsAssist With Business Development StrategiesThorough Understanding & Compliance with Risk Management PoliciesCoordinate Subcontractor Networking EffortsReview all Subcontracts before Issuance to SubcontractorsManages expectations for the team for their projectsProvides quarterly check-ins and performance reviews with all direct reportsResponsible for conducting themselves in accordance with our Guiding Principles and exhibiting attributes matching the Way We Work.Other duties as assignedJob skills and abilities guidelines include:Knowledge and efficiency in Manhattan softwareStrong networking ability, known in the communityStrong conceptual estimating skillsExperience with/ delivering stellar preconstruction services to clients & managing the budgetFamiliarity with logistics and operationsStrong written and verbal communication skillsStrong math/accounting skillsAbility to meet critical deadlinesAbility to maintain discretion and confidentiality at all timesTime management skills and organizational skillsKnowledge of Autodesk SoftwareKnowledge of Estimating & Takeoff SoftwareMinimum qualifications include:Bachelor's Degree- Construction Management, Engineering or equivalent. May substitute required education degree with related experience on a one-to-one basis12 years of industry experienceWorking conditions and physical efforts include:Ability to physically stand, bend, sit for long periods, and squat throughout the day.Ability to repeat the same movements.Ability to communicate effectively to participate fully in meetings, video conferences, and phone calls.Use hands to type, handle, control, or feel objects, tools, or control.Occasionally lift, pull, or move up to 25 lbs.Occasional travel will be required, primarily in the metropolitan area but sometimes domestically (must have a valid Driver's License).About Manhattan:Founded in 1896, Manhattan is a top-ranked national construction services firm that provides preconstruction, construction management, program management, general building, and design-build services.
