As the Preconstruction Manager you will be responsible for the direction and completion of the preconstruction process by leading the project team on projects up to $50M in size. This includes directing and supervising the work of Preconstruction Engineers as required for meeting internal and external client needs. Additionally, this person can support the project team leader with preconstruction duties and responsibilities for major components of large projects.The position involves the following essential functions:Provide estimates from schematic design documents through construction documentsDraft large trade subcontractor scopes of work, negotiate with subcontractors, and buy scopesManage scope and cost to the project budgetCoordinate with Operations personnel for logistics, schedule, and staffingDevelop trust with clients and project teammatesCreate General Conditions and Construction Requirements cost estimates, as neededTrain and mentor Preconstruction Team membersActively involved with the Business Development group to pursue new work as well as develop new client relationships and nurture existing onesIdentify new leads and take a leadership role in pursuing such leads when appropriateActively engage and participate in the local community through professional organizations and service on an outside committee or boardA person with the willingness and passion to lead and develop their team while also having the ability to communicate effectively and collaboratively with all team members, architects, and clients. You also possess excellent time management skills, uncompromising authenticity and integrity, a passion to get things done, and confidence to present and win project pursuits.

An ideal candidate will have an interest in the integrated project delivery method and in innovation of process improvement and technology. You also meet the following requirements:8+ years minimum of Preconstruction or related field experience with commercial general contractor and/or major subcontractorExperience using 3D models for PreconstructionCollege graduate with relevant degree in Construction Management, Construction Engineering, or equivalent requiredDesign/Build experience is a plusSuccessfully lead projects from award through buyoutOversee work of junior team membersDevelop RFQ and RFP response narrativesNegotiated/CM and lump sum project experience with a proven track record of successful winsKnowledge of the local market construction practices, means and methods, and buy out strategiesAbility to develop conceptual and programmatic estimates quickly from very little informationAbility to identify risk factors regarding contract, insurance, schedule, safety, etc.Advanced working knowledge of Destini Estimator, Onscreen Takeoff, BIM, and Excel or comparable preconstruction technologiesExperience with Procore, Revit, and/or SketchUp is a plusMust be a team player who enjoys collaborationPhysical Demands: Frequently operates a computer and other office productivity equipment; frequently ascends/descends ladders and stairs; constantly works in various outdoor weather conditions; frequently moves equipment up to 50Ibs to various locations on site; constantly communicates with subcontractors, vendors, and other members of project team; ability to constantly move around job site on uneven surfaces; Spends much of the day standing.
