Job Title: Preconstruction Manager
Location: Marshall, VA
Work Arrangement: Onsite
What we offer:
Meaningful responsibility from day one and opportunities for increasing leadership responsibility tied directly to performance. Direct access to executive leadership and ownership. A high-performance culture built on accountability, continuous improvement, and zero tolerance for drama. The opportunity to shape how we work, build smarter systems, and make a measurable impact
What you’ll do:
Independently manage estimates and competitive bids from initial review through final proposal, including quantity takeoffs, scope analysis, subcontractor bid leveling, and value engineering.
Leverage established subcontractor relationships to secure competitive pricing, identify scope gaps, and build strong trade partnerships.
Understand how different contract structures—including lump sum, GMP, cost-plus, and design-build—inform pricing, risk, contingencies, and proposal strategy.
Apply first-principles thinking to challenge assumptions, evaluate constructability, and develop practical, cost-effective solutions.
Maintain exceptionally organized bid files, standardized naming conventions, cost data, and documentation. Every number should be traceable and every file easy to find.
Use advanced Excel skills, technology, and AI to analyze costs, improve estimating accuracy, and build repeatable, scalable processes.
Confidently present estimates, risks, and bid recommendations directly to the executive team.
Collaborate with operations and field teams to ensure realistic pricing, schedules, and seamless project handoffs.
What we’re looking for:
A proven commercial construction estimator who can independently develop and deliver complete, competitive bids. This is not an entry-level role.
Established subcontractor relationships and strong knowledge of construction means, methods, and contract structures.
Advanced Microsoft Excel proficiency and exceptional organizational discipline.
A first-principles thinker who loves systems, processes, problem-solving, and continuous improvement.
Someone energized by estimating a wide variety of projects rather than specializing in one repetitive project type.
Strong analytical judgment, clear communication, high standards, and the confidence to defend their work.
Someone who is highly coachable, welcomes feedback, takes ownership, and wants increasing responsibility and impact.
