Triangle is waiting for you to join our team!This is a full-time position with Los Angeles Unified School District. The ideal candidate is an experienced construction and project management professional with a strong background managing commercial or public works projects from pre-construction through close-out. They should have experience overseeing budgets, schedules, contractors, change orders, and stakeholder coordination on projects valued over $10 million, with the ability to deliver projects on time, within budget, and in compliance with District standards.

Experience with DSA, Design-Build, BIM, LEED, and educational facilities is highly preferred.ResponsibilitiesManages, oversees and coordinates all facets of the pre-construction, bid and award, construction and close-out phase of all assigned projectsReviews pre-construction documents and submits comments to Designer as necessaryPlans, organizes, and prepares reports to upper management with respect to the status and/or progress of the projectsCoordinates with all pertinent public agencies during pre-construction and construction to comply with all off-site work; coordinates with various District and Project staffManages both the project budget and schedule to meet the Districts qualitative standards; monitors project budget on a monthly basis and ensures that the budget accurately reflects the project status/progressManages the daily activities of the contractor, reviews contractors construction schedules and submittals, and coordinates responses to the contractors inquiries through the Requests for Clarifications (RFC) and other related documentsReviews substitution submittals from contractors to ensure specification and/or District requirements are complied withReceives, reviews, and negotiates Contractor Change Order Proposal(s) to achieve a fair & reasonable price in accordance with the General Conditions; reviews and addresses any and all Schedule impacts in accordance with the project specifications in a timely mannerReviews the process and monitors payments for the contractor, architects, engineers and any other pertinent partiesAdministers provisions of Professional Service Agreements between Architects and the DistrictCoordinates District delivery of related fixtures, furniture and equipmentMonitors and manages project close-out with respect to project certification with the Division of State Architects (DSA) and project financial close outPerform other related duties assignedRequired ExperienceCombined Qualifications: Candidates who meet one of the following combinations of qualifications will be considered for this position:A. Ten (10) years full-time paid professional experience in Construction and/or a combination of Project and Construction Management of Commercial and/or Public/Educational Facility Construction. Three (3) of the ten (10) years should have full responsibility for coordinating complex projects with construction values of more than $10M (not cumulative) AND B. Graduation from a recognized college or university with a bachelor's degree in architecture, engineering or construction management C. A Certified Construction Manager (CCM) credential from the Construction Management Association of America (CMAA) may substitute for the education requirement. ORA. Fifteen (15) years full-time paid professional experience in Construction and/or a combination of Project and Construction Management of Commercial and/or Public/Educational Facility Construction. Eight (8) of the fifteen (15) years should have full responsibility for coordinating complex projects with construction values of more than $10M (not cumulative).B. Preferred (Not Required): Graduation from a recognized college or university with a degree in architecture, engineering or construction managementC. Preferred (Not Required): A Certified Construction Manager (CCM) credential from the Construction Management Association of America (CMAA)Additional Preferred ExperienceDesign Build ExperienceExperience utilizing Building Information Modeling (BIM)Experience with Leadership in Energy and Environmental Design (LEED) certified projects and/or the Collaborative for High Performing Schools (CHPS)Experience with Division of the State Architect (DSA) construction/design processesSafety and OSHA Safety Regulations (OSHA 30 minimum)Preferred Licenses and CertificatesA valid Certificate of Registration as an Architect by the California Architectural Board or Professional Engineer by the State Board for Professional Engineers and Land SurveyorsA valid Construction Manager (CCM) credential by the Construction Manager Certification Institute (CMCI)
