Asset Manager / Real Estate Business AnalystWe are seeking a results-driven Asset Manager / Real Estate Business Analyst to oversee the financial and operational performance of a multifamily apartment portfolio. This role is accountable for monthly performance evaluation, identifying underperformance, and driving actionable improvements across operations, revenue, expenses, and capital strategy.This is not a passive reporting role. You will be expected to challenge assumptions, surface problems early, and recommend concrete changes that improve NOI, asset value, and execution discipline.

You will be expected to be self-directed with the ability to prioritize consistent with management and ownership goals.Core Responsibilities – Asset & Portfolio PerformanceConduct monthly operational and financial reviews for each propertyAnalyze rent growth, occupancy, delinquency, concessions, turnover, and bad debtMonitor expense categories and identify inefficiencies, cost overruns, and vendor issues - Ad-hoc reporting and analysis to support management and ownershipTrack NOI, cash flow, and variance vs. budget, prior periods, and underwritingAnalysis & RecommendationsIdentify root causes of underperformance and missed targetsDevelop specific, actionable recommendations to improve resultsQuantify financial impact of proposed changes and prioritize by ROIPresent clear recommendations to ownership and leadershipOperational OversightEvaluate property management company performance and KPIsReview leasing, marketing, and revenue management strategiesAssess staffing levels, payroll efficiency, and onsite executionFlag operational risks earlyBudgeting & ForecastingAssist in annual budgets and reforecastsMaintain rolling forecastsStress-test scenarios for rents, expenses, and occupancyCapital & Strategic SupportAnalyze capital projects and value-add initiativesTrack capex performance against expected returnsSupport acquisitions, refinances, and dispositionsReporting & CommunicationProduce concise monthly asset reportsCommunicate insights clearly to executives and partnersHold managers accountable with dataRequired Qualifications3–7+ years in multifamily asset management or real estate analysisStrong understanding of apartment operationsAdvanced Excel and financial modeling skillsExperience working with property management companiesKey Traits for SuccessAnalytical and operationally groundedComfortable challenging assumptionsDirect communicator focused on resultsOwnership mindset
