Multifamily Procurement ManagerThe Multifamily Procurement Manager leads and oversees all procurement and purchasing functions across Onni's real estate development and property management operations. This position is responsible for developing and executing sourcing strategies, managing vendor relationships, negotiating contracts, and ensuring cost-effective acquisition of goods and services that support both active development projects and ongoing property operations. The ideal candidate is a strategic thinker with strong negotiation skills, a deep understanding of construction and property management supply chains, and the ability to lead cross-functional initiatives. In addition, we offer:3 weeks of PTO401(k) matchReferral programEmployee Discount ProgramEmployee discount on our hotel propertiesResidential housing discount after 1 year of continuous employmentFriends and family rates for our Hotel Properties throughout the companyAnnual education allowance of up to $1,000 after 1 year of continuous employmentWhat You Will DoDevelop and execute procurement strategies for construction materials, subcontractors, maintenance services, and property operating supplies across all business linesSource, evaluate, and qualify vendors, contractors, and service providers; maintain and continuously improve the approved vendor databaseLead competitive bidding processes (RFPs, RFQs) for major purchases, renovation projects, and long-term service contractsNegotiate pricing, terms, and service level agreements with vendors and contractors to achieve favorable outcomes and reduce total cost of ownershipOversee the full procurement lifecycle from purchase requisition through invoice approval, ensuring accuracy, compliance, and timely processingBuild and manage strategic vendor relationships; hold vendors accountable to contractual obligations, quality standards, and delivery timelinesPartner with Development and Construction teams to procure materials, equipment, and subcontractors for ground-up development and value-add renovation projectsCollaborate with Property Management to ensure timely procurement of maintenance materials, capital improvement goods, and third-party service contractsDraft, review, and manage vendor and subcontractor agreements in coordination with legal counsel; maintain a centralized contract repository and renewal calendarTrack and report on procurement spend, savings initiatives, and KPIs; present monthly procurement summaries to leadershipIdentify cost reduction opportunities through vendor consolidation, volume purchasing, and strategic sourcing; implement initiatives that deliver measurable savingsSupervise and mentor procurement staff and/or coordinators; set priorities, delegate tasks, and support professional developmentEnsure all procurement activities comply with company policies, internal controls, and applicable regulations; maintain audit-ready recordsManage procurement software, ERP systems, and shared platforms to ensure accurate purchase order tracking, approval workflows, and spend visibilityWhat You Bring3–5 years of procurement, purchasing, or supply chain experience; prior supervisory or lead experience a plusFamiliarity with real estate development, construction, or property management environments preferredComfortable negotiating pricing, terms, and contracts with vendors and service providersGeneral understanding of construction, maintenance, and property management service categoriesAbility to compare bids, analyze costs, and present clear recommendations to leadershipExperience with purchase orders, invoice processing, and vendor management workflowsStrong communication and interpersonal skills; able to collaborate effectively across teamsComfortable reviewing vendor agreements and coordinating with legal or leadership on contract termsProficiency in Microsoft Office Suite (Excel, Word, Outlook); experience with procurement or property management platforms a plus (e.g., Yardi, Procore, or similar)Demonstrated ability to leverage AI tools (such as Claude, ChatGPT, or Copilot) to improve efficiency in vendor research, contract drafting, spend analysis, and reportingOnni Properties, LLC ("Onni") will consider qualified applicants with arrest or conviction records for employment in accordance with the California Fair Chance Act, the Los Angeles County Fair Chance Ordinance for Employers and the City of Los Angeles Fair Chance Initiative for Hiring, and other local ordinance, as applicable.
