If you are someone who wants to understand loan products, guidelines, and the "why" behind the file—not just check boxes—this role may be right for you.The Mortgage Loan Processor is responsible for managing residential mortgage loans from application through underwriting and into closing, ensuring accuracy, completeness, and compliance with bank policies and investor guidelines. This position requires strong customer service, analytical skills, organization, and the ability to work in a fast-paced lending environment.While prior mortgage processing experience is preferred, hands-on training will be provided for the right candidate who demonstrates aptitude, work ethic, and a willingness to learn. This is an in-person position with future remote flexibility.What We're Looking ForA professional who takes ownership of their loans from start to finishSomeone who enjoys learning loan programs and guidelines (FHA, VA, USDA, SC State Housing, Conventional, Portfolio)Strong communicator who can work confidently with borrowers, loan officers, attorneys, and realtorsA team player who thrives in a collaborative, deadline-driven environmentSomeone ready to be challenged and grow within the mortgage industryRequirementsSet up and process residential mortgage loan files in accordance with bank policies, procedures, and investor guidelinesEnter and maintain accurate loan data in the mortgage loan origination system (Encompass), ensuring a complete and organized paperless fileOrder and review third-party services including credit reports, appraisals, flood certifications, insurance, verifications, and other required documentationAnalyze borrower credit, income, assets, employment stability, and property documentation to support loan eligibility and repayabilitySubmit loan files to automated underwriting systems and investors as requiredCommunicate proactively with borrowers to request documentation and guide them through the processMaintain consistent communication with loan officers regarding loan status, conditions, and timelinesFollow up with attorneys, insurance agents, realtors, and other parties to ensure timely processing and closingReview underwriting approval conditions and work files through "prior to approval" and "prior to docs" requirementsPrepare loan files for closing and ensure all conditions are satisfied prior to handoffMaintain accurate scheduling of loan closings and communicate promptly when timelines may be impactedEnsure accurate data entry for HMDA reportingProvide backup support for other processors as neededParticipate in ongoing training to stay current on bank policies, investor guidelines, and program updatesComply with all Bank Secrecy Act (BSA) policies and proceduresQualifications & SkillsTo perform this role successfully, an individual must be able to perform each essential function satisfactorily.Education & ExperienceMortgage processing experience preferredBanking or mortgage lending experience strongly preferredWillingness to learn and grow within the role is essentialTechnical & Professional SkillsStrong analytical and organizational skillsExcellent attention to detail and accuracyAbility to read, analyze, and interpret investor guidelines, regulations, and internal proceduresStrong customer service and communication skills (written and verbal)Ability to manage multiple files and deadlines simultaneouslyProficient with standard office equipment and basic PC applicationsLanguage, Math & Reasoning SkillsAbility to interpret professional and regulatory documentsAbility to calculate interest, percentages, ratios, and related figuresStrong problem-solving and decision-making skills in situations with varying requirementsLicensing & RequirementsValid driver's licenseNMLS registration (or ability to obtain, if applicable)Physical & Work EnvironmentPrimarily office-based with moderate noise levelRequires standing, sitting, walking, lifting up to 15–20 pounds occasionallyMay require occasional extended hours to meet deadlinesWhy Join Us?In-person role with future remote flexibility for the right candidateOpportunity to grow within a respected community bankSupportive, experienced mortgage teamHands-on involvement in the full loan process—not just one pieceA role where quality, knowledge, and service matterCompetitive salary and benefits package available.
