Job Summary:
This role is responsible for the effective, sustainable, andefficient design, installation, modernization, replacement,staffing, commissioning, and operation of building and utilityautomation systems at all TCC facilities including the developmentand supervision of special projects related to efficiency andresources conservation.
Primary Duties and Responsibilities
Essential Performance Requirements*
- Supports the maintenance, operation, and update of the CollegeBAS systems throughout their life cycle including testing,prototyping, hands-on installation, programming, and interfacingthese systems with the College IT infrastructure; provides back-upsupport for BAS systems not under their direct purview (fire alarm,IT network monitoring, etc.)
- Acts as a technical resource for campus maintenance andoperations departments
- Provides reports to assure effective and timely evaluation,assignment, completion, and close-out of systems preventativemaintenance work orders by department staff; monitors feedback toassure end-user satisfaction and identifies service improvementideas
- Reviews and approves plans and specifications for the inclusionand appropriate application of building operational and utilitysystems in the addition, modification, and renovation of new andexisting facilities to assure adherence with TCC design standardsand strategic efficiency goals
- Works with stakeholders and system vendors to improve existing orhone new use cases for incorporation into TCC Smart Buildinginfrastructure
- Researches the implementation of Smart Building use cases toprovide an in-house knowledge base for the possibilities and to aidin the proper selection of infrastructure and technologies
- Serves as the implementation project manager between stakeholdersand vendors regarding the selection of Smart Building userinterfaces, engines, and applications
- Coordinates with end-users, stakeholders, and vendors to makesure that their application selections are tempered by theconfiguration of TCC’s Smart Building Infrastructure
- Implements, bids, negotiates, and monitors vendor service andimplementation contracts for Smart Building Infrastructure, workingclosely with TCC Procurement for cost and compliance efficiency;oversees or delegates staff to monitor, document, and report thestatus of systems and vendor performance
- Reviews and analyzes inspection reports on systems for potentialefficiency improvements in the infrastructure operation andmaintenance of TCC facilities; develops, implements, and monitorscost-saving opportunities, especially non-renewable resourceconservation opportunities
- Develops annual budget and five-year plans or the replacement andexpansion of building automation systems and Smart Buildinginfrastructure items as related to special projects; manages thespecial project annual budget as assigned for timely and efficientcompletion; assists other departments with special projects asrelated to the preparation of annual budgets and five-year budgetas required; utilizes special project budget re-projection,forecasting, and variance analysis methodology as needed orrequired to achieve department goals
- Maintains professional relationships with Authorities HavingJurisdiction (AHJ) over TCC facilities
- Observes safety regulations and participates in the ongoingsafety-training program to cover all aspects of the work performedby the College related to BAS and Smart Buildinginfrastructure
- Maintains close working relationships with district, emergencymanagement, risk management, campus, and facilities leadership inoperation and maintenance of facilities, green and sustainable, IT,voice and data and project planning, development, management,accounting, and close-out procedures
- Assures all building systems projects are designed withappropriate levels of automation, are tested and balanced, arecommissioned, operational, and utilized in a safe, reliable, andfinancially responsible manner
General Supervision and Management
- Supervises, coordinates, and facilitates the work duties andassignments of their reports
- Supervises student and full-time personnel
Service Excellence
- Participates on behalf of the College in external communityorganizations and associations
Attends the workplace regularly, reports to work punctually, andfollows a work schedule to keep up with the demands of theworksite

Required Minimum Qualifications:
- Bachelor’s degree and five (5) years’ working experience relatedto the Essential Performance Requirements, or any equivalentcombination of education and work-related experience
- One (1) year’s working experience supervising (e.g., managing,evaluating the performance of others)
- Valid driver’s license with an acceptable driving record
Preferred Qualifications:
- Current Cisco Certified Network Associate (CCNA)certification
- Current International Society of Automation (ISA) andInternational Electrotechnical Commission (IEC) automationcybersecurity training certificate
Knowledge, Skills and Abilities:
- Technical knowledge of building system operation withproficiencies in mechanical, electrical, plumbing, irrigation,control systems, Fire and Safety (FLS), and HVAC distributionsystems
- Knowledge of building systems, contractual maintenance,construction, commissioning, and related services
- Skilled in using computerized systems MS SQL, MS Access, CMMS,ERP, AutoCAD, ArcInfo, ArcGIS, Adobe, Visio, BACNET, Modbus, andBAS protocols
- Skilled with troubleshooting and problem-solving to effectivelyresolve and communicate issues in a fast-paced environment wherethe demands for work are varied and unpredictable in scope andvolume
- Skilled in customer service and interpersonal relationships
- Ability to influence and lead other managers and their respectivereports
- Ability to perform and prioritize multiple tasks seamlessly andaccurately while effectively managing time, supporting resources,and stakeholders
