Maintenance TechnicianFLSA Exemption: Non-exempt, hourlyReports to: Facilities ManagerJob Description: The Maintenance Technician is responsible for the basic operation and maintenance of all building equipment and systems by routinely reviewing operating conditions and established programs with Supervisor to understand and resolve any abnormal operating issues. Primary Responsibilities:Perform preventive maintenance and repairs on all mechanical, electrical, plumbing and HVAC systems including, but not limited to pumps, chillers, boilers, air compressors and air handling unitsMake adjustments and changes to HVAC and related equipment in order to maintain established operating criteria within the guidelines set forth by the SupervisorPerform general repairs, maintenance and replacement of building components including, but not limited to building fixtures and appliances, plumbing and electricalParticipate in the water treatment chemical programs established in the propertyMaintain operation logs and files, where appropriate, to include, but not limited to central plant operations, chemical consumption logs and other equipment or operation inspection logs specific to the propertyApply working knowledge and skills in HVAC distribution and controls in order to make adjustments and/or corrective actions to resolve work ordersPerform a variety of tasks, which include any combination of the following: mowing, trimming, planting, watering, fertilizing, digging, raking, sprinkler installation, sod laying, and pruningRemove snow from walks, driveways, or parking lots and spread salt in those areas by salt spreader or by hand during icy conditionsGather and remove litter in all areaClean all outside areas of tenantsProvide prompt and courteous response to tenant requests within the guidelinesMaintain ethical, professional and courteous relations with contractors and tenantsEstablish and maintain a cooperative working relationship with the entire operation staff and perform as a team memberDemonstrate full competency in all current LHM property emergency procedures including but not limited to:Assist with directing building occupants with evacuationsAssist with bomb searchesAssist with life safety system alarmsAssist emergency authorities and response teamsUtilize fire alarm and life safety systems at assigned property and make adjustments as neededAdhere to all LHM property policies and procedures and perform all duties in a safe manner and help ensure compliance with city, state and federal safety and environmental laws, codes, standards and regulationsActively participate in required training activities and seminarsPerform all other duties as assignedQualifications:General Maintenance, two years commercial HVAC preferred or related experienceHigh school diploma or equivalentRead and use all types of testing equipment, analog digital multi-meters, pressure and temperature indicating and recording devices, air flow measuring devices, and leak detection devicesKnowledge and proper use of basic hand tools (i.e. socket sets, wrenches, pliers, screwdrivers, saws and hammers, etc.)Read and understand a variety of instructions, including equipment instruction manuals, furnished in written, oral, or schedule formUnderstand correct usage of power tools (pneumatic, electric or engine drive), drill motors, saws, grinder, and impact wrenches, etc.Compute basic mathematical equations for equipment performance testing and building operationsCommunicate effectively both verbally and in writingPossess sufficient computer skills to effectively administer required engineering programsInteract with employees, visitors and contractors with poise and diplomacyMaintain calm demeanor in emergency situationsUnderstand and apply correct usage of all personal safety equipmentWhen applicable, obtain required city and/or government licenses or permits (i.e.

Boiler Operating Permit, State Maintenance Electrician's License, EPA CFC Universal Certification Technician certificate, etc.)Physical Requirements:Work indoors and outdoorsWork standing all dayLift 75 lbs. or moreClimb up and down stairs and laddersAccess remote work areas and confined spaces (i.e., crawl spaces, roofs)Use full range of manual dexterity (i.e., sitting, squatting, bending, kneeling, walking, and lifting)Meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends and some holidaysWork overtime as business needs deem appropriateNote: The need may arise to revise, supplement, or rescind portions of this job description, and #LHMRE reserves the right to do so at any time.
