Maintenance TechnicianAssocia is looking for a Maintenance Technician to join our team. The Maintenance Technician works closely with the Office Administrator and Facilities & Maintenance Technician to ensure work orders are handled efficiently, equipment remains reliable, and community spaces are prepared for daily use and special events. By protecting facilities, preserving property value, and maintaining a welcoming environment, this role enhances the quality of life in our community and contributes to the pride shared by residents.What do we offer?Benefits Summary:· Vacation accrual begins after 90 days at 6.67 hrs per month with a cap at 160 hours, depending on years of service· Employees who are active and full-time are eligible to accrue 3.34 hours per month up to a maximum of 40.00 hours (5 days) per calendar year· 401k offered· 9 paid holidays· Medical, dental and vision offered· Short and long term disability plus other voluntary insurance options· World-Class Training· Individual and Branch Achievement Bonuses· CAI (Community Association Industry) Course/Designation Assistance· Employee Referral Bonus Program· Wellness IncentivesCompensation: $29 to $31 per hour; direct experience highly considered.Work Location: 19125 North Creek Pkway #208, Bothell 98011Duties and Responsibilities:Facility & System MaintenancePerform routine, preventive, and scheduled maintenance on facilities, equipment, and building systems (HVAC, pumps, lighting, access systems, etc.)Diagnose and complete general repairs, including plumbing, electrical, mechanical, irrigation, and carpentry tasks, within skill and safety limitationsInspect the pool and mechanical systems regularly and assist with seasonal setup and close-downMaintain and repair amenities, including the Recreation Center, Gym, Community Room, Pool Deck, Sport Courts, and common-area structuresVendor Coordination & Work Order ManagementOversee vendor performance and ensure the completion of contracted maintenance tasksAssist with vendor scheduling, site access, and quality control for repair and capital projectsManage work order assignments, prioritization, tracking, and closure in collaboration with the Office AdministratorConduct routine inspections and promptly communicate improvement needs to Board leadershipProject & Capital Improvement SupportSupport small-scale capital repairs, replacements, and preservation of community assetsMaintain an inventory of maintenance supplies, tools, and community equipmentProvide input on future maintenance needs, lifecycle planning, and cost-effective solutionsCommunity Safety & OperationsRespond to urgent facility issues and safety hazards professionally and efficientlyHelp ensure compliance with safety standards, building codes, and HOA policiesSecure and maintain mechanical spaces, storage rooms, and restricted areasCollaboration & Team SupportProvide technical guidance and task assignments to the Facilities & Maintenance TechnicianSupport community events and rentals through facility setup and operational readinessEngage courteously with homeowners and renters while working in shared environmentsRequirements:Valid Driver's License requiredMinimum of 3 years of experience in building maintenance, facility services, or skilled trade work requiredWorking knowledge of plumbing, electrical, carpentry, mechanical systems, and facility operationsDemonstrated ability to troubleshoot repairs and coordinate with vendors or specialistsAbility to safely operate tools and equipment required for maintenance tasksStrong organizational, communication, and problem-solving skillsCustomer-focused mindset with professionalism in resident interactionsAbility to lift up to 75 lbs., climb ladders, work at heights, and perform repetitive physical tasksAbility to work both indoors and outdoors in seasonal weather conditionsHigh school diploma or equivalent required; trade certifications preferredWe are an equal opportunity employer and all qualified applicants will receive consideration for employment without regard to race, color, religion, sex, sexual orientation, gender identity or expression, pregnancy, age, national origin, disability status, genetic information, protected veteran status, or any other characteristic protected by law.
