We develop more than properties, we develop people.Maintenance Tech role is to maintain building operations and ensure the facilities are safe and functional at all times while delivering an exceptional customer experience. Participates in on-call program to act on maintenance emergencies across portfolio.Essential Duties and Responsibilities:Ensure a well-maintained propertyParticipate in all types of maintenance projects - Troubleshoot, diagnose, and correct air conditioning failures/heating failuresTrouble-shoots, diagnose, repair, or replace appliancesRepairs electrical problemsRepairs plumbing problemsPatch, repair, and replace drywall and paint as necessaryAssists in monitoring inventory of: maintenance/cleaning supplies, facilitating accurate replacement ordersConduct preventive maintenance (PM) to ensure proper functioning, operation, and maintenance of all equipment, including HVAC, plumbing, electrical and mechanical systemsDeveloping and maintaining relationships with vendors, collaborating on the approved vendor list, keeping vendor list updated, and publishing the list for the properties.Works with Maintenance Supervisor to meet and exceed the needs of the facilityExecute preventative maintenance program as directedPool maintenanceRepairs for items such as showers, sinks, appliances, and wallsDeliver the Saturday Experience to current and future residentsMake vacant units ready for new move-insResponsible for Unit Turn paintingIncorporates both safety and customer service in the performance of all job dutiesRe-key locks and cut keys as necessaryOversee all work orders from start to finishParticipate in on-call rotationCompetencies:We Show UpWe do what we say we're going to do - on time and with purposeWe Own ItWe take responsibility and do the job right the first timeAttitude MattersHow we show up mattersBetter Every DayWe aspire to be better tomorrow than we are todayWe Are Team PlayersWe succeed togetherWe Are FunWe enjoy the work and the people we work withRequirementsMinimum Qualifications:Requires education generally equivalent to a high school diploma.3+ years general maintenance experienceRequires excellent oral and written communication skills to effectively communicate with employees, customers, and vendors.Painting experienceRequires ability to Utilize Company SoftwarePreferred Qualifications:CPO CertificationEPA License
