Job Description Job Description

Job Type: Full-Time Location: Richardson, TX (CityLine) Reports To: Property Manager/Ownership

About the Role

Class A multifamily residential community in Richardson's CityLine submarket, is looking for a hands-on Maintenance Supervisor to lead our maintenance team and take full ownership of the property's mechanical and physical condition. This is a leadership role for someone who can both work the tools and build a team - someone proactive, organized, and dependable who treats the property like it's their own.

What You'll Do

  • Oversee and manage all work orders, with a strong focus on HVAC/AC repairs and diagnostics, plumbing, electrical, and general unit maintenance
  • Supervise, train, and develop maintenance technicians into a strong, accountable team
  • Manage the make-ready process to turn vacant units within set timelines, coordinating closely with leasing to hit occupancy goals
  • Communicate and coordinate daily with the Property Manager and leasing team on priorities, turnovers, and open issues
  • Maintain the pool to the highest cleanliness and chemical-compliance standard at all times
  • Conduct proactive/preventative maintenance across the property - identify issues before they become work orders, and bring forward plans to resolve them
  • Manage vendor and contractor scheduling, scope, and documentation as needed
  • Respond to and lead emergency maintenance situations
  • Maintain curb appeal and overall property presentation
  • Ensure all work complies with safety standards and applicable codes

Requirements

  • EPA 608 Certification (required)
  • CPO (Certified Pool Operator) license (required)
  • Bilingual (English & Spanish)
  • Prior experience as a Maintenance Supervisor, Service Manager, or Lead Maintenance Technician in multifamily property management preferred
  • Proven experience supervising and training a maintenance team
  • Strong hands-on skills across HVAC, plumbing, electrical, appliance repair, and make-readies
  • Excellent communication skills and ability to coordinate cross-functionally with leasing and management
  • A proactive, detail-oriented mindset - someone who plans ahead rather than just reacting to work orders
  • OSHA 30 a plus
  • Valid driver's license

What We're Looking For

We want someone who doesn't just close out work orders, but who owns the property's condition - spotting problems early, keeping the team accountable, and being a steady, reliable partner to the Property Manager. If you take pride in a clean, well-run community and enjoy building and leading a team, we'd like to hear from you.
