Maintenance SupervisorCompany: Student Quarters Community: Noble 2500 Reports To: General Manager Job Type: Full-time, Exempt/Salaried Work Location: One location, On-site Compensation: $30.00 - $34.00 per hour.Summary: Responsible for maintenance operations of assets, including organization of service requests, preventative maintenance program, personnel management, compliance with safety standards, and customer service.Schedule: Monday-Friday, 8-hour shifts, and on-call. Some weekend and night shifts may also be required from time to time.Role & Responsibilities:Assist General Manager in the management of an excellent customer service programManage a high-quality maintenance team through the implementation of effective recruitment, training, motivation, and development programsPrioritize and assign service requests to the maintenance team. Monitor daily completion of service requests and follow up on any outstanding items.

Assist in the completion of service requests as necessary.Inspect grounds, buildings, and other community features daily to minimize liability concerns and to ensure excellent curb appeal at all timesMust possess basic knowledge of local and state codes for permitting, signing ordinances, and pool regulationsMaintain a preventive maintenance program that extends the asset's life while minimizing future repairs.Identify and implement energy-saving measures that promote conservationManage maintenance supply inventory while adhering to budget guidelinesMaintain a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelinesMaintain hazard communications program; Teach and promote safe work practicesAssist residents with the move-in/ move-out process.Responsible for the key control program as outlined in the SQ policy manualSchedule and direct workers to perform all maintenance/repairs related to turn events within budgeted guidelines. Supervise all vendors and contractors throughout the turn processSupervise the maintenance team in preparing vacant units for marketing including restoration and cleaningDirect workers in the performance of scheduled maintenance on all equipment based on the manufacturer's recommendations and operating manualsAddress resident and employee concerns and resolve issues in a timely and professional mannerMaintain accurate records at all timesAssist with the general upkeep and cleaning of the office, common areas, and model as neededWork with the Regional Director and the General Manager to obtain bids for capital improvementsWork with the General Manager to maximize the performance of the property within budget guidelinesParticipate in on-call emergency rotationDirects workers in the maintenance of all amenities, including the clubhouse, fitness center, and swimming poolAssist the General Manager with conducting performance appraisals for the maintenance teamAdhere to dress code requirementsPerform additional tasks and responsibilities as requiredQualifications & RequirementsHigh school diploma or equivalent requiredAbility to read and write in English for safety and productivity purposesAbility to perform basic mathematical calculations accuratelyMust pass a background checkMust pass a Maintenance Supervisor AssessmentMust reside within 30 miles of the assigned propertyValid driver's license and current automobile insurance requiredMust have a reliable personal vehicle to perform job dutiesCertifications & LicensesEPA Certification (Type I and II) requiredAdditional licenses and certifications as required by local, state, or federal lawSkills & EquipmentMust supply basic hand tools (not provided by the community)Ability to safely operate general maintenance equipment, including but not limited to:Hand tools, Ladders, Refrigerant recovery units, Landscaping equipment, Required safety equipmentMust use all equipment in a manner that ensures the safety of self, coworkers, and residentsMust wear appropriate safety gear, including proper footwear (work boots)Experience (Preferred)1 year of supervisory experience1 year of maintenance experienceMust be able to diagnose problems and repair the following:Major appliancesHVAC, including EPA CertificationIntermediate plumbingIntermediate electrical (when no license is required)SheetrockGeneral carpentryPool care (if required by the community)Roofs and guttersPaintingGeneral irrigation maintenance and repairsLandscapingFoundation/sidewalk repairsIce/snow removalGolf carts and small engine maintenancePhysical Activities:Maintenance Supervisors spend approximately 60–70% of their time performing hands-on repairs and maintenance tasksThe remaining time is dedicated to supervising team members and contractors, as well as managing administrative responsibilitiesAbility to lift, carry, and move up to 75 pounds across varying distancesSufficient mobility and flexibility to climb ladders and work at heights of 8–9 feet or higherAbility to work both indoors and outdoors in varying weather conditions, including extreme temperatures (above 90°F or below 32°F)Capability to safely perform general maintenance and repair tasks without risk to self, residents, or team membersRequires frequent bending, stooping, and reaching to access equipment and complete assigned workAbout Us:Student Quarters is your front door to campus and the perfect living space to connect with the community around you!
