This role is responsible for overseeing the maintenance activities performed by a team of Make Ready and Customer Service Maintenance Technicians. The Supervisor also prepares and coordinates multiple maintenance activities to ensure our apartment units are always in good working order.In this role, you will...Coordinate all maintenance work orders for vacant and occupied units, building exterior including emergency issuesSupervise and coordinate all work performed by Make Ready and Customer Service Maintenance TechniciansCoordinate odor elimination in Make Ready unitsCoordinate appliance deliveries and ordering of all materials and supplies with Purchasing CoordinatorAssist with Move Out Inspections and complete Move Out Inspection FormsProvide unit completion status reports to the Make Ready CoordinatorConduct final inspection of Make Ready Units and replace lock for incoming residentCoordinate removal of garbage left behind by exiting residentCoordinate and assist Make Ready & Maintenance Manager with small projects as assignedCoordinate, assign, and monitor preventative maintenance projects for assigned residential communitiesMaintain the organization of the maintenance shops and storage unitsMeets with residents as necessaryReview and approve/deny employee request for time off and coordinate with Make Ready & Maintenance ManagerMonitor work performed by technicians to ensure the work meets Miami-Dade Building Code ComplianceEvaluate work performance of Make Ready and Customer Service Maintenance TechniciansHandle employee grievances and/or complaints and work with Human Resources to apply the Company's Progressive Discipline PolicyEncourage staff to work in a safe and secure manner in the workplace and addresses concerns as they ariseParticipate in interview, selection, and training of Make Ready and Customer Service TechniciansParticipate in setting pay rates and hours of workEvaluate and determine best work techniques necessary for assignmentsEvaluate and determine appropriate equipment and materials for the work being performedParticipate in budget planningOther duties may be assigned as neededRequirements and Qualifications...High school diplomaMust have a minimum of 5 years of experience in building or facilities maintenance performing a variety of work in plumbing, electrical, HVAC, Painting, finishing, flooring, carpentry, and appliance repair including a minimum of 1-year supervisory experience.Technical Expertise: Must have a strong technical background in the areas of maintenance including but not limited to plumbing, electrical, HVAC, painting, finishing, flooring, carpentry, mechanical systems, and appliance repair.Leadership and Supervisory Skills: As a supervisor, strong leadership and management skills are essential.
Experience in leading a team, assigning work tasks, and overseeing the performance of maintenance staff is important.Preventive Maintenance: Experience in developing and implementing preventive maintenance programs is highly valued. This involves creating maintenance schedules, conducting regular inspections, and ensuring equipment and facilities are properly maintained to minimize breakdowns and disruptions.Troubleshooting and Problem-Solving: Maintenance Supervisor must possess strong troubleshooting and problem-solving skills to quickly identify issues and develop effective solutions. This includes diagnosing equipment malfunctions, analyzing maintenance problems, and implementing corrective measures.Safety and Compliance: Knowledge of safety regulations and compliance standards related to maintenance operations is crucial.
Experience in creating and implementing safety protocols, conducting safety training, and ensuring compliance with relevant regulations is important for a maintenance supervisor.Communication and Documentation: Excellent communication skills are necessary to effectively communicate with team members, other departments, and external stakeholders. Additionally, maintenance supervisors should have experience in documenting maintenance activities, creating reports, and keeping accurate records.Must be able to work in a fast-paced environment with demonstrated ability to juggle multiple competing tasks, demands, establishing priorities and meeting deadlines.Must be able to operate effectively under duress/stressful situations. Timeliness is essential.Work requires continual attention to detail in composing, typing and proofing materials.Must possess ability to conduct research and work with minimal supervision.Must be able to use general maintenance equipment, but not limited to, hand tools, ladders, and required safety equipment.Must have and maintain a valid Florida Driver's license.
