Maintenance ManagerAs a Maintenance Manager at JLL, you'll play a pivotal role in ensuring our clients' facilities operate at peak performance every single day. This is an opportunity to make a tangible impact on the buildings and spaces that power business forward, while working alongside a team that values your expertise and empowers you to lead with confidence.What Your Day-to-Day Will Look Like:Lead and develop a team of maintenance technicians, fostering a culture of accountability, safety, and continuous improvement through regular coaching and performance managementOversee all aspects of building maintenance including HVAC systems, electrical, plumbing, fire/life safety systems, and building automation systems to ensure optimal functionalityDevelop, implement, and manage comprehensive preventive maintenance programs that extend equipment life, reduce emergency repairs, and minimize operational disruptionsRespond to emergency maintenance situations, coordinate urgent repairs, and implement corrective actions to prevent recurrence while maintaining clear communication with stakeholdersManage maintenance budgets, track expenses, negotiate vendor contracts, and identify cost-saving opportunities without compromising quality or safety standardsConduct regular facility inspections, identify potential issues before they become problems, and maintain detailed documentation of all maintenance activities and system performanceCollaborate with property management, engineering teams, and client representatives to align maintenance strategies with business objectives and tenant satisfaction goalsEnsure strict compliance with all local, state, and federal regulations including OSHA, environmental standards, and building codes through rigorous safety protocols and training programsLeverage technology and building management systems to monitor equipment performance, analyze data trends, and make informed decisions that drive operational excellenceRequired Qualifications:Minimum 3 years of progressive experience in facilities maintenanceStrong working knowledge of building systems including HVAC, electrical, plumbing, fire/life safety, and building automation systemsProven ability to lead, motivate, and develop technical teams while fostering a collaborative and safety-focused work environmentDemonstrated experience managing maintenance budgets, controlling costs, and delivering measurable results within financial parametersExcellent problem-solving skills with the ability to diagnose complex technical issues and implement effective solutions under pressureStrong communication and interpersonal skills, with the ability to interact professionally with clients, vendors, contractors, and team members at all levelsProficiency with computerized maintenance management systems (CMMS) and Microsoft Office SuitePreferred Qualifications:Bachelor's degree in Facilities Management, Engineering, or related technical field, or equivalent combination of education and experienceProfessional certifications such as Certified Facility Manager (CFM), Building Operator Certification (BOC), or relevant trade licensesExperience working in commercial real estate, corporate facilities, or property management environments serving multiple clients or propertiesKnowledge of energy management practices, sustainability initiatives, and green building standards (LEED, ENERGY STAR)Experience with capital project planning, execution, and coordination of major system replacements or facility improvementsFamiliarity with building automation systems, IoT sensors, and predictive maintenance technologies that drive smarter facility operationsLocation: On-site – Reading, PAIf this job description resonates with you, we encourage you to apply even if you don't meet all of the requirements.
