Maintenance ManagerThe Maintenance Manager plans, prioritizes, trains, supervises and reviews the work of staff responsible for performing maintenance services inclusive of the full range of custodial duties related to the exterior care, maintenance, and cleaning of buildings and facilities as well as waterpark maintenance.A primary role of this position is to supervise and perform maintenance and repair work on swimming pool facilities and related mechanical equipment, including electrical, pump and filtration, and plumbing systems. Additionally, the Maintenance Manager supervises the maintenance of chemical balances and the related chemical testing and injection systems.Principal Duties and Responsibilities:Is familiar with all aspects of the properties systems, including electrical and plumbingFollows Capital Vacations' SOP concerning licensing and service agreementsCoordinates work with outside vendors to have the least interference with the guest experienceSupervises and maintains the upkeep of the propertyServes as the main source of contact for inspection agencies including Fire Safety, Water Safety, and Employee SafetyMaintains an organized work areaParticipates in the weekend MOD programCompletes monthly inventories and sets par levels with Resort Manager's approvalSupervises and performs maintenance and repair work on swimming pool facilities and related mechanical equipment, including electrical, pump and filtration, and plumbing systemsSupervises maintenance of chemical balances and the related chemical testing and injection systemsSupervises and assigns the work of maintenance employeesInspects work for completenessProvides direction and assignments to employees and maintains property management data bookDetermines material, equipment, and supplies necessary to complete tasksOrders all supplies promptly to complete projectsAssigns all painting, electrical and plumbing issues, waste management and landscaping duties to employees to complete with all unitsPerforms a variety of skilled work in the maintenance, repair, and upkeep of resort buildings and units, including carpentry, plumbing, filter maintenance, and light fixture maintenancePerforms general repairs as needed, such as painting, patching walls, security hardware, and landscapingMaintains swimming pool during the summer seasonCoordinates or installs, inspects, repairs and maintains the electrical, plumbing, mechanical and other related systemsCoordinates or inspects, operates and maintains the heating, cooling and ventilation systemsCoordinates and inspects major contract work on the electrical, plumbing, mechanical and other related systemsPerforms all other duties as assignedGeneral Statement - Performs the job assigned, complying with Company policies and procedures, business code of ethics, FLSA regulations, and all applicable laws, as well as ensuring confidentiality, reliability, quality, and productivity.Job Requirements:Associate's or bachelor's degree in facilities/property managementExperience in a manager-level resort maintenance roleOne (1) to two (2) years of experience in building and facilities maintenanceCertified Pool Operator (CPO) or Aquatic Facility Operator (AFO) certificationHVAC certificationOSHA certificationHazardous material handling training within six (6) months of hire dateOne (1) year experience in the care, maintenance, and repair of large, commercial, or public swimming pools and associated equipment and facilities.Skills, Knowledge, and Abilities:Ability to perform maintenance duties, such as plumbing, electrical, construction, appliance repairs, painting and pool maintenanceAbility to multi-task and handle all maintenance issuesMust have a good working knowledge of Microsoft Office Suite productsConsistently neat in appearance with proper uniform as required by the companyPossess exceptional communication and leadership skillsFlexible schedule, ability to work evening, weekends, holidays and to cover On-Call shiftsShift: Additional hours may be necessary to meet deadlines, cover shifts and meet business needsRegular Hours, On-Call, and WeekendTravel:None
