Supervisory Responsibilities

  • Maintain required TELs program, Life/Safety and Preventive Maintenance Binders.
  • Abide by all State and Federal safety regulations including Occupational Safety and Health Administration (OSHA), Environmental Protection Agency (EPA), Material Safety Data Sheets (MSDS) and National Fire Prevention Association (NEPA), as well as State Regulations.
  • Perform preventive maintenance according to policies and procedures to assure the building and its contents remain operable and in good condition. Turn in the maintenance calendar to the Executive Director monthly to ensure compliance, making note of any exceptions.
  • Paint and perform structural repairs to masonry, woodwork, and furnishings of buildings, or oversee the work of contractors to maintain an attractive and safe building, inside and out.
  • Assist residents and family members with move‑ins and move‑outs, with moving boxes and furniture, hanging pictures, and whatever it takes to make the resident feel at home and comfortable.
  • Perform Fire, Tornado, and other disaster drills as necessary to prepare staff and residents for an emergency and to satisfy the requirements of State Regulations. Maintain an emergency kit for the community to include flashlights, batteries, etc.
  • Be knowledgeable of the locations of shut‑off valves for water, gas, electric and sprinkler systems. All such items are to be properly marked and identified with signage.
  • Perform or oversee the performance of grounds maintenance activities, such as mowing lawns, trimming hedges, removing weeds, and raking and disposing of leaves and refuse to keep outside areas of the building attractive, safe, and clutter‑free.
  • Perform or oversee the performance of general cleaning and upkeep of buildings, including buffing, sweeping, mopping, vacuuming, carpet cleaning, and washing windows.
  • Inspect repairs and services HVAC and environmental control systems or oversee the work of contractors.
  • Inspect, repair and service wiring, electrical fixtures, apparatus, and control equipment or oversee the work of contractors.
  • Inspect repairs and services plumbing systems and installations for compliance with governmental codes, sanitation standards, and construction specifications or oversee the work of contractors.
  • Perform general repair and repainting of all areas of the building or oversee the work of contractors.
  • Assist other departments as requested, including moving furniture and unloading and storing supplies.
  • Requisition tools, equipment, and supplies.
  • Maintain condition and repair, repaint, and re‑carpet as necessary all unoccupied rooms to make them attractive for rental within 7 days of vacancy unless needed earlier as a priority, or oversee the work of contractors.
  • Be available to residents to assist with or perform periodic maintenance needs they may have. Complete all work orders within 24 hours of the request.
  • Meet with residents upon move‑in to examine all electrical appliances and devices for safety.
  • Handle all chemicals according to manufacturer’s directions. Keep all chemicals under lock and key when not in use for the safety of residents.
  • Be available for on‑call emergency situations outside of regular business hours.
  • Manage expenses within given budget parameters utilizing spend‑down sheets.
  • Be fully knowledgeable of the fire evacuation and disaster policy of the community and participate as assigned in fire and disaster drills.
  • Drive the community vehicle to transport community residents, including but not limited to providing transportation to local physician or dental offices, trips outside the community for shopping, entertainment, education, and/or appointments, both non‑medical and medical, outside of the Community.
  • Drive for community business purposes including but not limited to attending funerals for residents, attending training or providing coverage for another maintenance associate at another community, attending off‑site company meetings, and going to the store to purchase items for the community.
  • Maintain confidentiality of all pertinent personal or health information concerning residents and staff.
  • Other duties as assigned, and which relate to the success and the comfort, and happiness of our residents.

Qualifications

  • Education: High school diploma and one to three years related experience and/or training; or equivalent combination of education and experience.
  • Licenses/Certifications: HVAC, Electrical, Plumbing preferred.
  • Must be in possession of, or have the ability to obtain, a valid state driver’s license.
  • Travel may be required as needed.
