Facility Maintenance TechnicianPerform routine and extensive range of work in the repair and general maintenance of facilities and equipment within the established guidelines, policies, and procedures.Essential functions/major responsibilities include:Perform minor building, ventilation/air conditioning, heating, refrigeration; electrical; plumbing; carpentry; painting, and other generally accepted maintenance work as necessary.Develop and maintain a positive and effective relationship with residents, families, staff, administration, and other service providers and assist in coordinating with any and all their needs concerning residents.Develop and maintain relationships with vendors.Identify larger maintenance projects that need to be contracted to vendors and work with the Director of Residential Programs to obtain proposals, select the vendor, coordinate work, and supervision of vendors.Knowledge of city and state building codes, OSHA requirements, and ADA laws.Perform regular inspections per regulatory guidelines.Troubleshoot, service, and report mechanical malfunctions.Maintain inventory of repair equipment, tools, and supplies.Maintain a schedule and perform all regular preventive maintenance on Bishop Grady Villas campus and vehicles.Knowledge of the proper use and disposal of hazardous materials, safe handling techniques, and use of proper safety equipment as outlined by OSHA.Maintain facility Material Safety Data Sheets.Comply with safety regulations by reporting and removing safety hazards.Maintain clean and orderly work areas.Respond to emergency calls during and after hours.Move and assist in the transportation of furniture and equipment.Set up and break-down equipment and furniture for functions.Understand and perform duties under the Bishop Grady Villas Comprehensive Emergency Management Plan.Be aware of and report any unauthorized person on the premises.General cleaning and disinfecting using approved solvents and appropriate tools.Maintain a safe environment for the resident; prevent harm to resident, self, and others. Report any safety concerns to management in a timely manner.Serve as a good role model to service recipients.Assist in training employees on simple home maintenance tasks such as plunging a toilet or changing a light bulb.Maintain current training and certifications as required by Magnify of Central Florida.Conduct all essential functions in accordance with established policies and procedures.Other duties as assigned.Job scope involves varied work situations with limited but periodic complexity, operating from established procedures. Operates with supervision and direct management support, and may provide leadership support to others.Specific job skills include:Ability to follow directionsOffice and productivity softwareStrong time management and prioritizationAbility to follow directions communicated synchronously (in person or over digital communications) and asynchrony (posted notices, emails, etc.)Ability to communicate both in person and digitally or in writing.Ability to work collaboratively in a team and adapt to feedbackProblem-solving skills and the ability to take responsibility for challenges encountered by oneself and others.Entrepreneurial and agile spiritMust possess and maintain a valid Florida driver's license.Leadership, and the ability to provide guidance and support to others without direct supervisory authority.Experience working with industrial tools and equipmentExperience in building and grounds maintenance workExperience working with individuals with intellectual and developmental disabilities is a plus.Requires an appreciation and respect for the Catholic Church and its teachings.

Their public behavior must not violate the faith, morals or laws of the Church or the policies of the diocese.Education and/or experience includes:Bachelor's degree or relevant combination of education/experience required.3+ years of related experience in a non-profit environment.Physical demands include balancing, carrying, climbing, hearing, lifting, pulling, reaching, stooping, bending, standing, walking, talking, feeling, sitting, grasping, and performing repetitive motions of the hands/wrists. The employee is required to lift up to 75 pounds and climb ladders.Work is performed mainly in a campus setting, indoors and outdoors where the noise level is usually moderate.
