Maintenance TechnicianThis position reports directly to the Community Manager and assists with the supervision of all maintenance employees, groundskeepers and housekeepers. This position will be responsible for all building maintenance to include but not limited to: electrical; heating, ventilation and air conditioning (HVAC); carpentry; plumbing, etc. to maintain buildings and equipment in safe condition, prevent degradation of property and systems, and prevent failures that would cause reduction in service.Essential FunctionsComplete all maintenance requests issued in a timely mannerPerforms duties related to work orders and projects that include electrical, plumbing, drywall replacement/repair, painting, lock replacement, tile repairs, blind/window treatment and/or replacement, HVAC furnace and a/c repairs.Ensure vacant apartment are made ready per The Monroe Group Standards - scheduling vendors, flooring, painting, cleaning, replacing of appliance and general repairs.Work within budget limits established.Organized record keeping of appliance replacement, carpet and paints.Maintain building inventory for cost effective operationsSchedule and complete Preventive MaintenanceAssist in monitoring all work being performed by outside contractorsResponsible for 24-Hour emergency maintenance call outs; carry mobile phone/radio as required for on-call MaintenanceComplete grounds work, which may include picking up trash, sweeping curbs, and maintain areas around the dumpsterMonitor and maintain all building systemsAssists with annual inspections with outside vendors on backflow pressure testing, elevators, fire panel and fire extinguisher testing.Follows all company emergency procedures.
Ensure safety standards are used which comply with all company, local, City, State and Federal guidelinesAll other duties as assigned.RequirementsMust be able to work assigned hours as scheduled.Must be able to use hand toolsMust be able to use maintenance equipmentMust be able to complete tasks in a timely manner.Must own and provide necessary tools related to assigned duties.Effective verbal and written communication skills.Must have working knowledge of building maintenance to including: electrical; heating, ventilation and air conditioning (HVAC); carpentry; plumbing, etc.Education and ExperienceHigh School Diploma or equivalent required.3 years of maintenance technician including HVAC, Electrical, Plumbing, and appliance repair knowledgeAt least 1 year of experience in an affordable housing environment preferredHVAC experience preferredTechnical training and license preferredEquipment UsedHand, power and specialty tools.Physical Demands and Work EnvironmentThe employee will be exposed to indoor and outdoor work environments with frequent exposure to odors, waste, insects, pests and occasional exposure to confined spaces. The noise level changes on a consistent basis.The employee is regularly required to use hands to finger, handle, grasp, or feel; substantial movements (motion) of the wrists, hands, and/or fingers; reaching and pulling with hands and arms.Prolonged standing.
