JOB DESCRIPTION:

A Lead Engineer is needed for multiple properties in Arizona where weekly visits for maintenance will be required. Working in a team environment, the Lead Engineer will be responsible for maintenance and repair of all major building systems, including HVAC, electrical, plumbing, elevators, fire life safety and security. This position will also support the preventative maintenance of all building equipment.

ESSENTIAL FUNCTIONS:

  • Respond to and complete service requests from tenants via company work order system.
  • Actively participate in monitoring work performed by outside contractors. Contracted work includes but is not limited to landscaping, snow removal, tenant improvements, HVAC, plumbing and cleaning. Assist with vendor bidding for annual budgeting or maintenance projects.
  • Assist in preparation of vacant space for marketing, including replacing ceiling tiles and light bulbs, performing minor drywall repairs and painting.
  • Perform assigned repairs, emergency and preventative maintenance.
  • Maintain the common areas of all buildings.
  • Inspect the buildings, grounds and equipment regularly for safety and functionality.
  • Comply with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.
  • Perform troubleshooting, diagnostics and repairs on equipment. Estimate time and materials effectively to complete repairs.
  • Maintain the building lighting system, including element and ballast repairs or replacements.
  • Maintain the building restroom plumbing systems including removing and replacing miscellaneous fixtures.
  • Access control system maintenance.
  • Performs fire and life safety inspections (emergency lighting, generators, fire panels, and monthly elevator checks).
  • Respond quickly to emergency situations, summoning additional assistance as needed and participating in the engineering on-call schedule.
  • Daily cooling water treatment testing
  • Annual chiller tube punching
  • Participate in ongoing technical, safety, and operational process training programs.
  • Perform other assigned operational tasks which may be typically expected of the Engineer.

REQUIRED SKILLS AND EDUCATION:

  • High school diploma or GED equivalent.
  • Minimum of five (5) years of applicable working experience including intermediate HVAC skills, general building repair and maintenance, basic plumbing and electrical skills.
  • Chiller plant experience would be preferred.
  • Must possess mechanical and electrical aptitude; possess basic computer skills and have excellent communication skills in English, both oral and written.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals; with the ability to write routine reports.
  • Must be able to deal with interruptions and successfully manage multiple tasks, problem solve and tactfully handle complaints and negotiate disagreements.
  • Ability to calculate figures and amounts such as load balancing, proportions, percentages, area, circumference, and volume.
  • Ability to apply concepts of basic mathematics, algebra and geometry.
  • Experience in the safe and proper use of the following tools: ladders, lifts, basic hand tools, voltmeter, manual drain auger, plumber's helper, safety goggles, ear protection, fire extinguisher and other tools required to perform assigned work in a safe manner.
  • Frequently required to stand; walk; reach with hands and arms; climb or balance; and stoop, kneel, crouch, or crawl. Must regularly lift and/or move up to 10 pounds and frequently lift and/or move up to 60 pounds.
