Independent Architectural/Engineering ConsultantProperty Solutions Inc. is seeking independent architectural/engineering consultants in the Midwest/Northeast/Southeast/West area to join our expanding network of independent consultants. You will conduct Property Condition Assessments (PCA) and Construction Monitoring (CM) for various contract opportunities nationwide.
You will be exposed to a wide variety of property types including residential, office, retail, hospitality, and warehouse/distribution buildings. This is an ideal position for those architects and engineers who wish to utilize their technical and forensic investigation skills as to building system/component system failure. territories, the Caribbean, Canada, Mexico, and Europe.Property Solutions is known for the quality of our work, our professionalism and responsiveness, the business and technical expertise of our staff, and the personalized nature of our services.ResponsibilitiesPrepare Property Condition Assessment Reports and Construction Monitoring ReportsConduct walk-through surveys of buildings to assess the condition of a building's major systems: site work improvements, structural, facades and roofs, HVAC, plumbing, and electrical systemsInterview property owners, occupants, key site personnel and local government officials to obtain information concerning the subject property's conditionTake document photographs of representative building systems, conditions, and physical deficienciesReview of as-built plans and construction drawings, as providedConduct public records research regarding building and fire code violationsPrepare cost estimates for building systems needing repair or replacementPerform Construction Monitoring and review of payment applications for lenders, investors and equity clients.Desired Skills & ExperienceBachelor's degree in Architecture, Engineering, Construction Management or equivalent field;Professional license desiredExperience performing PCAs in accordance with ASTM , Freddie Mac and/or Fannie Mae Guidelines5+ years of building evaluation or commercial design experience. (including but not limited to commercial buildings, manufacturing/industrial properties, office buildings, strip retail, shopping centers, and multi-family housing properties).Passion for being detail-oriented and highly organized and ability to multitaskProficiency in Word, Excel, Adobe Acrobat and OutlookExcellent verbal and written communication; andThe ability to travel up to 30-40% of the time.Deliver outstanding customer service through timely response and proactive solutions to client needs
