Our client is a vertically integrated national platform with $6 bil. in AUM and 25,000+ units across 20+ states — to recruit a Head of Acquisitions (LIHTC) .
The Head of Acquisitions (LIHTC) will originate 4% acquisition-rehab deals across the Western US — carrying deals from broker and off-market relationships, through oversight of underwriting, due diligence, negotiation, and financing structure. The role will focus on being the "tip of the spear" and internally hand off all execution of deals, so that they may maximize pipeline building.

Position may work in LA office or remotely in the Pacific or Mountain time zones. CA preferred.
Responsibilities
- Lead sourcing efforts for LIHTC acquisition-rehab projects — fostering broker relationships, uncovering off-market opportunities, and tracking broadly marketed deals — while owning underwriting, due diligence, purchase-and-sale negotiations, and execution and financing-structuring strategy
- Help guide an enterprise CRM rollout for sourcing opportunities, and contribute to periodic reporting and strategy sessions on acquisitions across geographies and business lines with the executive team
- Analyze potential new deals — including underwriting, equity and debt structuring, general deal structuring, tax issues, and assessment of bond/LIHTC award potential for affordable deals
- Follow, research, and summarize state and federal housing, tax, development, tax-exempt bond, LIHTC, and financing policies across designated territories
- Visit potential and existing properties on an as-needed basis
- Post-closing, partner with the team to keep projects on track and meeting projections, working through any material issues that arise
- Maintain positive, productive relationships and communicate effectively with all project stakeholders to mitigate risk and maximize profitability
Qualifications
- At least 8+ years of relevant experience in the multifamily sector, focused on LIHTC/affordable housing acquisitions, real estate finance, and/or underwriting
- A demonstrated track record sourcing and closing LIHTC acquisition-rehabilitation transactions, including experience with Project-Based Section 8
- Expertise in public and private real estate finance, with the ability to create project proformas and articulate — orally and in writing — the case for a specific deal
- Excellent verbal and written communication, organizational, presentation, and analytical skills
- Strong work ethic and meticulous attention to detail
- The ability to take ownership and follow through on a pipeline of simultaneous, complex deals
- A curious, ambitious, self-starting mindset — accountable, composed under pressure, and ready to roll up your sleeves in a fast-paced, collaborative team
