C+C offers a full breadth of management services to improve and enhance a property's revenue, cost control measures, maintenance, financial reporting, and resident relations.Reports To: Property Manager or Building SuperintendentAreas of Responsibility:Monitor building and grounds to ensure a neat and clean presentation and environmentComplete minor and routine painting, plumbing, electrical wiring, carpentry and other related maintenance activities using hand toolsFollow all written and verbal instructionsEnsure all supplies are stored in appropriate areasComplete grounds maintenance duties such as mowing, trimming shrubbery, cultivating flower beds along with snow, ice and debris removalRemove trash and dispose of in designated areasMaintain tools and equipment in a clean, orderly and safe mannerEnsure security of building during and after completed jobs and report any security violations to managementReport the need for any major repairs to supervisorReport and repair emergency maintenance problems and/or environmental hazards immediatelyAdhere to all company policies and procedures paying special attention to health and/or safety proceduresEmergency on-call duties as required or assignedPerform other related duties as assignedEssential Job Functions:Ability to function both inside and outside in all types of weather.Medium to heavy work requiring prolonged or repeated standing, walking, climbing, stooping, kneeling, crouching and lifting to a maximum of 100 lbs., with frequent lifting and carrying up to 50lbs.Good eye/hand coordination essential.Minimum Education Requirements:High School diploma or Equivalent preferred but not requiredMinimum Experience Required:1-2 years' experience in maintenance and/or construction supervision is idealAdditional Knowledge, Skills and Abilities:Basic knowledge of janitorial proceduresAbility to interact with residents and handle complaints with reasonable discretionAbility to use hand tools normally used in maintenance, landscaping and constructionAbility to use power tools including, circular saw, power drill, bench grinder, string trimmer, hedge trimmer, power floor cleaner, carpet shampoo machine, power drain cleaner, chain saw, key machine, etc.ALC lead paint certificationPlease note that this job description is not designed to cover or contain a comprehensive listing of activities, duties or responsibilities that are required of this position.
