Opportunity: General Manager - Palo Alto, CA
Responsibilities
This person is responsible for the overall supervision and performance of the property.
- Responsible for hiring, training and developing a competent team.
- Manages daily operations directly or indirectly such as reviewing daily rent recommendations and appropriately identifying opportunities to maximize income.
- Collects rents, implements timely legal delinquent rent procedures, ensures resident insurance compliance, screening criteria and policies are adhered to, implements resident retention procedures, completes weekly reports, approves invoices, ensures data input and completes required reports.
- Reviews and analyzes monthly performance, completes variance reports, initiates annual budgets and forecasts.
- Identifies potential market challenges; educates self, staff and regional manager about competitors and conditions in the marketplace; creates effective marketing plans.
- Ensures recurring contract work (unit cleaning, painting, landscaping) is bid out routinely to assure quality and best price; verifies contractor insurance and lien waiver requirements; monitors quality and timeliness of contractor performance.
- Assures OSHA and other safety procedures are implemented; educates team on safety precautions; confirms up-to-date MSDS information is available.
- Identifies potential repairs or capital projects with the maintenance supervisor; confirms quality curb appeal; identifies risk management issues.
- Follows company and employee handbooks, property policy manuals, and other governing documents.
Qualifications
- Excellent problem solving, interpersonal and communication skills and leadership/supervisory skills.
- 5+ years as a General Manager of 300+ units.
- Excellent sales skills.
- Ability to read, analyze, and interpret general business periodicals; write reports and business correspondence.
- Ability to calculate figures such as discounts, interest, commissions, proportions, percentages, area; and to apply basic math concepts.
- Ability to solve practical problems and deal with diverse variables in situations with limited standardization.
- Knowledge of operations software used at the property level: Outlook, Internet software, Excel, and Word.
Compensation & Benefits
Salary is $120,000-$125,000 annually.
We offer a competitive compensation package that includes a 401(K) match, rental incentive and renewal compensation, bonuses, and rental discounts depending on location.
Regular full‑time employees who work between 30-40 hours a week are eligible for medical, dental, vision, other voluntary benefits and vacation accrual. Sick time accrual is provided in accordance with law.
