Maintenance TechnicianCalvary Street Management is seeking a driven Maintenance Technician for our Assisted Living community located in Washington, DC. Livingston Place at Southern Avenue is an Assisted Living Community that provides affordable residential and assistant living to seniors 65+ years old.The Maintenance Technician is responsible for all daily physical building-related activities. This team member will be directly responsible to implement and maintain the energy management, preventive maintenance, quality standards, operating objectives, and goals of the owner. These tasks must be performed in a manner that not only protects, but also maximizes the value of the property.ResponsibilitiesResponsibilities include, but are not limited to:Supervise vendors and subcontractors as needed.Maintain preventive maintenance and overall schedules for all.Responsible for instituting and managing maintenance and operational best practices for all buildings, grounds and operating systems.Understand OSHA, other regulatory guidelines, and industry best practices to insure compliance with work and testing being performed by maintenance personnel, vendors and subcontractors.Operate and manage all aspects of the Building Management Systems (HVAC, lighting control, security and life safety).Manage usage and procurement to insure utility optimization.Additional facility maintenance duties as assigned.Team member must operate, test, maintain and restore to working order any component of the systems used within the property, including but not limited to:Heating, Ventilating, Air Conditioning (HVAC)PlumbingElectrical and Lighting SystemsStructuralLife Safety SystemsQualificationsMinimum Qualifications:High school diploma or equivalent; plus technical or trade school certification highly preferred.Must have and maintain a valid driver's licenseMinimum of 2 years' Maintenance engineering experience with knowledge of commercial, mechanical, electrical, and plumbing systemsGeneral maintenance skills in carpentry, painting, locksmithing, etc.Proven knowledge of technical terms used in HVAC, plumbing and/or electricalStrong knowledge of building trade tools and equipmentGood verbal communication skills and written communication skills in English and customer service skillsMust be a good team player with multi-tasking skills; interpersonal skills required.Working knowledge of maintenance service ticketing system required.

Experience working with TELs is a plus.Excellent attendance record and willingness to work a flexible schedule which may include after hours and/or on-call dutiesSalary to be determined based on factors such as geographic location, skills, education, and/or experience of the applicant, as well as the internal equity and alignment with the team.For Washington, D.C. this ranges from $41,600 - $52,000 plus benefits and retirement program.Gilbane offers an excellent total compensation package which includes competitive health and welfare benefits and a generous profit-sharing/401k plan.
