We are a family-owned company committed to enriching every life we touch — including our employees, customers, and partners.As we continue to grow and invest in our facilities, we are seeking a Facilities Manager who will take full ownership of our physical assets and ensure our buildings reflect the operational excellence we strive for in every part of our business.Now seeking a hands-on facilities leader to ensure a safe, efficient, and high-performing workplace environment that supports our people and operations.Cambridge Air Solutions is seeking an experienced Facilities Manager who is passionate about creating safe, dependable, and well-maintained work environments.You are the steward of our physical assets. Reporting to the CFO, this individual contributor role owns the safety, functionality, maintenance, and long-term value of our facilities — including approximately 110,000+ square feet of manufacturing and office space across multiple locations.In this role, you will lead the maintenance, safety, and continuous improvement of our buildings, grounds, and infrastructure to ensure our facility operates efficiently and supports both employees and overall business success.This role requires someone who:Takes pride in ownership of the buildingIs willing to fix what they can themselvesKnows when to bring in qualified experts and holds them accountableManages vendors with professionalism and clear expectationsPlans and executes capital projects with discipline and follow-throughOperates within a budget and makes financially sound decisionsIdentifies and mitigates facility-related risks before they become problemsManages preventive maintenance items for the facilityCore responsibilities:Asset Ownership & Facility Stewardship:Maintain safe, clean, functional, and well-maintained facilities across all company propertiesConduct routine inspections of buildings and grounds to proactively identify maintenance needs and establish and maintain organized preventive maintenance schedules for all building systemsPersonally perform basic maintenance tasks (Examples: including minor repairs, light bulbs, door hardware, fixture replacement, painting, and preventative upkeep)Develop a simple and effective system for internal maintenance requests and trackingManage annual facilities budget requests and executionVendor & Contract Management:Manage relationships with 20+ external service providers (HVAC, electrical, plumbing, landscaping, snow removal, fire systems, roofing, etc.)Issue RFPs and negotiate contracts as neededApprove invoices and ensure services are delivered on time, within scope, and to standardHold vendors accountable to safety, quality, and performance expectationsClearly define and coordinate responsibilities between internal teams and third-partiesCapital Project Execution:Propose, budget, and manage facility capital projects (examples: roof replacement, HVAC upgrades, parking lot resurfacing, fire suppression upgrades, general facility improvements)Ensure projects are executed safely, on time, and within approved fundingSafety & Compliance:Champion a safety-first culture by ensuring facility compliance with safety standards, leading inspections, supporting hazard identification, and maintaining emergency preparedness.Coordinate required inspections for fire protection systems, alarms, sprinklers, and other regulated building systemsPartner with internal safety leadership to ensure facilities remain compliant with applicable codes and regulationsLead property insurance renewals and surveysSupport insurance renewals by coordinating inspections, documentation, and risk reviewsEnsure facilities-related compliance items are proactively managed and documentedWhat success looks like:Preventive maintenance schedules are clear, documented, and consistently executedVendor list is updated and system of maintaining the list is in place.

Vendor performance is measurable and reliableCapital projects are executed professionally and within budgetFacility-related issues are addressed promptly and systematicallyThe building and grounds reflect pride of ownership and operational excellenceRequirements:Your Facilities Experience – You bring 5–7 years of progressive facilities or building maintenance experience, ideally in a manufacturing or industrial environment. You've successfully managed building systems, contractors, and maintenance programs.Your Leadership Style – You are a hands-on leader who leads by example, balances strategy with execution, and builds strong, capable teams.Your Technical Expertise – You have strong knowledge of HVAC, electrical, plumbing, and building systems, along with an understanding of safety and regulatory compliance.Your Problem-Solving Mindset – You are proactive, resourceful, and improvement-focused—you don't wait for problems; you prevent them.Your Continuous Improvement Approach – You are familiar with Lean principles or CI tools and continually look for better, more efficient ways to operate.Your Education – Bachelor's degree in Facility Management, Engineering, Business, or related field preferred (or equivalent experience).Why Join Us?Make a Direct Impact – Your work ensures a safe, efficient, and high-performing environment where our team can thrive.
