Facilities Maintenance TechnicianThe Facilities Maintenance Technician will be responsible for performing all aspects of building maintenance such as: preventative maintenance as scheduled; basic plumbing installation; troubleshooting and regulation of air quality, temperature, and humidity in building interiors; and general maintenance and repair of assigned building.This position performs under the direct supervision of the Facilities Supervisor and/or Manager.Detailed Description:Perform prescribed preventative maintenance on machinery, equipment, and the building or grounds as required.Diagnose problems, replace, or repair parts, test and make adjustments.Provide emergency/unscheduled repairs of equipment and perform scheduled maintenance repairs.Read and interpret equipment manuals and work orders to perform required maintenance and service.Monitor contractor performance and work closely with outside vendors and contractors to ensure work is completed according to job specifications.Maintain equipment, parts, and supplies inventories by checking stock to determine inventory level; anticipating needed equipment, parts, and supplies; placing and expediting orders; and verifying receipt.Contact for all regional personnel for any building issues (climate control, odors, smoke, spills, damage, emergencies, and repairs), work assigned ticket, and update ticket status.Inspect facilities and grounds for safety and security; Identifies and reports hazardous conditions and facility needs to facility manager.Assist with miscellaneous facilities projects including carpentry, installation of fixtures and/or complex repairs.Follows safe working practices and make appropriate use of related safety equipment as required.Follow all Company policy, processes, and controls in performing assigned dutiesPerforms other related duties as required or deemed necessaryJob Requirements:Proficient computer skills in MS Office Suite including Excel, Word, PowerPoint and Outlook as well as other business systems as requiredUnderstanding of electrical theory, motor theory and wiringAbility to perform a variety of skills, but not limited to electrical, plumbing, general maintenance, pneumatic, hydraulic, carpentry, troubleshooting and repair of equipment.Ability to lift up to 50 poundsFrequent use a variety of hand and power tools to perform a range of mechanically oriented functions including independent use of heavy-duty handheld and long-handled tools, electric meters, and material handling equipmentClear vision to judge near and far distances to maintain awareness of, watch, and report ongoing work activities to coworkers and third partiesListen for unusual noises that signify equipment and machinery problemsAccurate recall of information over short and long-term memoryMust be willing to work extended schedules that will include working days; and occasionally nights, weekends and holidays.Must be able to work closely with others and under deadlines including time-sensitive response situations.Maintain spatial orientation and awareness to safely move around work environment with many moving objectsStay alert and focused including during occasional extended work periodsDemonstrate clear written and verbal communication skills and ability to promptly give, and follow, directions when working with othersAbility to work overtime as needed/required; be available for call-outs (evenings/nights, weekends and holidays); and travel as needed for meetings, training, seminars, etc.Minimum Qualifications:High School Diploma or GED1-2 years of maintenance related experience; mechanical/electrical aptitude; facility/grounds/safetyMust have and maintain valid state-issued driver's license, be eligible to drive a Company vehicle and meet the requirements of the Company's vehicle program, policy and/or guidelinesPreferred Qualifications:Experience in a Facilities Maintenance roleTechnical/Trade School experienceJourneyman's electrical license or State issued electrical licenseWorking Conditions:This position requires the person to work in both office locations and outdoors in all types of weather conditions, including precipitation, cold / heat, high wind, and turbulent conditions. The Technician will be occasionally exposed to the typical conditions of the local area. The Technician must work with an emphasis on safety for themselves and others including coworkers and third parties.
