This position leads maintenance technicians, manages vendor relationships, coordinates preventive maintenance programs, and ensures all properties remain operational, secure, and compliant with company standards. The Facilities Coordinator works closely with Operations and Transitions to provide a safe, clean, and reliable environment for customers and employees while maximizing asset longevity and controlling maintenance costs.Essential Duties and ResponsibilitiesMaintenance OperationsManage the day-to-day maintenance operations for assigned self-storage facilities.Oversee preventive maintenance programs for all building systems and equipment.Prioritize and monitor work orders to ensure timely completion.Solicit and evaluate vendor bids for work orders.Ensure all facilities maintain high standards of cleanliness, curb appeal, and functionality.Building SystemsOversee maintenance and repair of:HVAC systemsElectrical systemsPlumbing systemsAutomatic gates and access control systemsSecurity cameras and surveillance equipmentRoll-up doors and unit hardwareLighting systemsRoofing and building exteriorsConcrete, asphalt, and parking lotsFencing and perimeter securityElevators (where applicable)Vendor ManagementCoordinate and oversee contractors and service providers.Obtain bids and negotiate maintenance contracts.Monitor vendor performance and ensure quality workmanship.Verify contractor compliance with insurance and safety requirements.Safety & ComplianceEnsure compliance with OSHA regulations, fire codes, ADA requirements, and company safety policies.Maintain records for inspections, permits, warranties, and preventive maintenance.Serve as primary point of contact for fire marshal, building, and life-safety inspections across assigned facilities.Ensure timely closeout of any life-safety violations or corrective action notices.Capital ProjectsAssist with facility renovations, major repairs, and capital improvement projects.Coordinate project schedules with contractors and operations teams.Monitor project timelines, budgets, and quality standards.Operational SupportCollaborate with onsite staff and District Managers to resolve maintenance issues efficiently.Minimize disruptions to customers during repairs and improvement projects.On-Call & Emergency ResponseParticipate in an after-hours on-call for emergencies as necessary (water intrusion, gate failures, security breaches, fire/life-safety incidents).Respond to or dispatch appropriate resources to emergency situations within company-defined response windows.Fire & Life SafetyCoordinate inspection, testing, and certification of fire extinguishers, fire alarm panels, and (where present) sprinkler systems.Maintain emergency lighting, exit signage, and clear egress paths at all facilities.Ensure fire lanes, Knox Box/rapid-entry access, and fire department connection points remain unobstructed and compliant.Track fire marshal inspection cycles, corrective action deadlines, and life-safety recordkeeping across the portfolio.Key Performance IndicatorsAverage work order turnaround time by priority level.Preventive maintenance completion rate (on-schedule %).Maintenance cost per unit / per facility versus budget.Vendor SLA compliance and rebid frequency.QualificationsEducationHigh school diploma or GED required.Associate's or Bachelor's degree in Facilities Management, Construction Management, Engineering, or a related field preferred.Experience2-5 years of maintenance or facilities management experience.Experience managing multiple facilities is preferred.Self-storage, commercial real estate, retail, industrial, or hospitality experience is highly desirable.Travel & Physical RequirementsValid driver's license and reliable transportation; regular travel across the assigned multi-state facility portfolio (as required and approved)Ability to lift 50 lbs, climb ladders, and work outdoors in varying weather conditions.Knowledge, Skills & AbilitiesStrong knowledge of HVAC, plumbing, electrical, and general building maintenance.Experience with preventive maintenance programs and work order systems.Ability to prioritize multiple projects in a fast-paced environment.Excellent troubleshooting and problem-solving abilities.Strong communication and interpersonal skills.Proficient in Microsoft Office and Monday.com preferred.Ability to read blueprints, technical manuals, and maintenance documentation.Thank you for taking the time to apply and share your background with us.
