Reports To: Purchasing Manager

Position Summary

We are seeking a detail-oriented Residential Construction Estimator to prepare material takeoffs, develop project budgets, and support purchasing and community buy-out activities.

Responsibilities

• Prepare detailed material takeoffs from construction drawings, specifications, and related project documents.
• Create and maintain material budgets using ERP purchasing software (ECLARE) and estimating software (PlanSwift).
• Research and reconcile field discrepancies involving material takeoffs and Variance Purchase Orders (VPOs).
• Collaborate with purchasing, architecture, contracting, and construction management throughout the project lifecycle to resolve scope, cost, and constructability questions.
• Assist with procurement planning, bid preparation, pricing analysis, and material budgeting for active and upcoming communities.
• Support change-order pricing, budget revisions, and cost updates during construction.
• Provide administrative support for contracting and new community buy-outs, including organizing bid documents, tracking bid submissions, maintaining scope and pricing comparisons, and assembling contract documentation for review and signature.
• Attend site visits, pre-bid meetings, and project coordination meetings as required.

Qualifications

• Minimum 5 years of experience in residential construction estimating preferred; candidates with equivalent residential field construction experience will also be considered.
• Ability to read and interpret construction drawings, specifications, scopes of work, and bid documents.
• Strong organizational, analytical, communication, and follow-through skills.
• Ability to manage multiple priorities while maintaining accurate and well-organized documentation.
• Experience with PlanSwift is preferred but not required; experience with ERP or purchasing software is a plus. xzgxqkn
• Proficiency in Microsoft Excel, including data analysis, formulas, sorting/filtering, and spreadsheet organization.
