As a 4th generation family-owned business, we are looking for an individual who wants to be empowered to grow their career.Position SummaryThe Division 8 Project Manager is responsible for managing commercial door, frame, and hardware projects from project handoff through closeout. This role ensures projects are completed on time, within budget, and according to contract documents while maintaining strong communication with customers, vendors, contractors, and internal teams. The Project Manager oversees submittals, procurement, scheduling, change orders, and issue resolution throughout the project lifecycle.Key ResponsibilitiesProject ManagementManage Division 8 projects from contract award through project completionReview project scope, plans, specifications, and contract requirementsConduct project handoff meetings with estimating/sales teamsDevelop project schedules and ensure key deadlines are metTrack project milestones and proactively address potential delaysCoordinate project closeout documentation and final deliverablesSubmittals & DocumentationReview architectural plans, door schedules, and hardware specificationsPrepare and manage submittal packages for customer approvalCoordinate revisions and resubmittals as neededMaintain organized project files and documentationEnsure all project documents are accurate and up to dateProcurement & Vendor CoordinationRelease approved materials for production and orderingCoordinate with door, frame, and hardware manufacturers regarding lead timesTrack material deliveries and address shipping delays or shortagesWork closely with vendors to ensure project requirements are metCustomer & Contractor CommunicationServe as the primary point of contact for contractors, customers, architects, and internal departmentsProvide project updates regarding timelines, materials, and issuesRespond quickly to customer questions and concernsBuild strong relationships with general contractors and project stakeholdersChange Orders & Problem ResolutionReview scope changes and process change ordersIdentify project risks and resolve field issuesCoordinate replacement materials, warranty issues, and discrepanciesWork with internal teams to minimize project disruptionsFinancial OversightMonitor project budgets and profitabilityTrack labor costs, freight expenses, and material overagesAssist accounting with billing schedules and invoice approvalsEnsure projects are financially closed out properlyRequired Qualifications3+ years of project management experience in Division 8, construction materials, or related industryStrong understanding of commercial doors, frames, and hardwareAbility to read construction drawings, specifications, and door schedulesExperience managing multiple projects simultaneouslyStrong organizational and time management skillsExcellent communication and problem-solving abilitiesProficiency in Microsoft Office (Excel, Outlook, Word)Experience with ERP/project management software preferredPreferred QualificationsKnowledge of hollow metal doors and framesFamiliarity with architectural hardware schedulesUnderstanding of construction timelines and sequencingExperience working with general contractors and subcontractorsKnowledge of industry manufacturers such as Allegion, ASSA ABLOY, dormakaba, and Ceco Door is a plusKey SkillsProject coordinationSchedulingSubmittal managementProcurement planningChange order managementCustomer serviceProblem-solvingAttention to detailVendor relationship managementBudget trackingWork EnvironmentPrimarily office-based with occasional job site visitsFast-paced construction environment with multiple deadlinesRegular communication with field personnel, contractors, and vendorsSuccess in This Role Looks LikeProjects delivered on timeAccurate submittals with minimal revisionsStrong customer relationshipsReduced material issues and delaysProfitable project executionSmooth project closeouts
