Director of Preconstruction

We’re looking for a Preconstruction Manager to lead our estimating and preconstruction efforts, helping us win and set up projects for success before the first hammer swings.

Performance Objectives

• Lead the preconstruction process from initial scope development through GMP/bid submission, ensuring accuracy and competitiveness.
• Prepare detailed cost estimates, budgets, and quantity takeoffs for commercial interior and tenant improvement projects.
• Identify cost-effective solutions and value-engineering opportunities during the design and planning phases.
• Build and maintain relationships with subcontractors and vendors to secure competitive, reliable pricing.
• Collaborate with project managers and field teams to ensure a smooth handoff from preconstruction to execution.
• Support proposal development and client-facing presentations during the pursuit phase.

Essential Qualifications

• Minimum of 7 years of experience in preconstruction and estimating within commercial construction.
• Strong command of estimating software and cost-estimation methodologies for interior/tenant improvement projects.
• Proven ability to develop accurate budgets, GMPs, and bid packages under tight timelines.
• Established relationships with subcontractors and vendors, with strong negotiation skills.
• Excellent communication and collaboration skills for working across project management, field, and client teams.
