Role Overview
We are seeking a proactive and skilled Director of Maintenance to oversee the physical plant of our skilled nursing facility. You will be responsible for ensuring a safe, functional, and comfortable environment for our residents, staff, and visitors. This role is "hands-on," requiring a mix of high-level facility management and direct repair work in plumbing, electrical, and HVAC systems.
Key Responsibilities
Preventative Maintenance: Implement and manage a rigorous schedule for all equipment, including life safety systems (fire alarms, sprinklers, generators).
General Repairs: Perform "first-fix" repairs on plumbing (clogs, leaks, fixtures), electrical (switches, ballasts, outlets), and carpentry (drywall, painting, furniture).
Regulatory Compliance: Ensure the facility meets all Life Safety Codes, OSHA standards, and Department of Health regulations. Maintain accurate documentation for state surveys.
Vendor Management: Oversee external contractors for specialized work (HVAC, elevator, roofing) and manage the maintenance budget.
Safety Leadership: Lead the safety committee and manage emergency preparedness drills.
Required Skills & Qualifications
Technical Proficiency: Proven experience in basic plumbing, electrical, and mechanical repairs.
Healthcare Experience: Knowledge of NFPA 101 Life Safety Code and CMS regulations is highly preferred.
Leadership: Experience managing a small team or directing outside vendors.
Communication: Ability to interact warmly and respectfully with elderly residents and their families.
- Facility Emergencies: Although not common these do hapen and candidate needs to be available to manage.
Physical Requirements
Ability to lift up to 50 lbs.
Comfortable working on ladders and in tight mechanical spaces.
