About the Role



The Maintenance Director is responsible for overseeing the maintenance, safety, and overall physical condition of the Harmony at Avon community. This position ensures the building, grounds, equipment, and systems are properly maintained to provide a safe, comfortable, and welcoming environment for residents, families, and team members. The Maintenance Director works closely with community leadership and team members to address maintenance needs, complete preventative maintenance, coordinate repairs, and ensure the community remains in excellent condition. The Maintenance Director plays an important role in creating a safe, comfortable, and welcoming environment where residents can feel at home.



Responsibilities



  • Oversee the day-to-day maintenance and physical plant operations of the community.
  • Maintain a safe, clean, comfortable, and attractive environment for residents, families, visitors, and team members.
  • Complete routine maintenance, repairs, and preventative maintenance throughout the community.
  • Respond promptly to maintenance requests and resident or department concerns.
  • Inspect buildings, equipment, common areas, resident apartments, and grounds regularly to identify maintenance needs.
  • Maintain and prioritize work orders and ensure requests are completed in a timely manner.
  • Perform general repairs, including basic plumbing, electrical, carpentry, painting, drywall, flooring, and other building maintenance tasks.
  • Conduct preventative maintenance on equipment and building systems according to established schedules.
  • Maintain accurate records of completed work, inspections, preventative maintenance, and repairs.
  • Monitor heating, cooling, plumbing, electrical, and other building systems and report issues requiring specialized service.
  • Coordinate and oversee outside vendors and contractors as needed.
  • Ensure contractors and vendors follow community safety procedures and complete work according to established standards.
  • Assist with emergency maintenance situations and respond appropriately to urgent building or equipment concerns.
  • Maintain adequate supplies, tools, and equipment necessary to perform maintenance duties.
  • Monitor maintenance-related expenses and help manage the department within the established budget.
  • Ensure maintenance areas, tools, and equipment are kept organized and secure.
  • Assist with community inspections and follow up on identified maintenance or safety concerns.
  • Support compliance with applicable safety, fire, building, and environmental requirements.
  • Participate in emergency preparedness and disaster response activities as assigned.
  • Assist with fire safety inspections, emergency equipment checks, and other required safety procedures.
  • Maintain the community grounds, including landscaping, snow/ice removal, trash removal, and general exterior upkeep as needed.
  • Assist with resident transportation or vehicle-related responsibilities when assigned and qualified.
  • Maintain community vehicles and ensure routine service and inspections are completed.
  • Work collaboratively with the Executive Director and department leaders to address community needs.
  • Provide excellent customer service to residents and families when responding to maintenance concerns.
  • Protect resident privacy and maintain confidentiality at all times.
  • Follow all Harmony Senior Services policies, procedures, and standards.
  • Perform other duties as assigned.



Qualifications



  • High school diploma or GED required.
  • Previous experience in building maintenance, facilities management, property maintenance, or a related field required.
  • Previous supervisory or leadership experience preferred.



Required Skills



  • Strong knowledge of general building maintenance and repair.
  • Basic knowledge of plumbing, electrical, HVAC, carpentry, painting, and mechanical systems.
  • Ability to troubleshoot maintenance issues and determine when outside expertise is required.
  • Strong organizational and time-management skills.
  • Ability to prioritize multiple maintenance requests and projects.
  • Strong communication and customer service skills.
  • Ability to work independently while also collaborating effectively with community leadership and team members.
  • Ability to safely use common hand and power tools.
  • Ability to respond to emergency maintenance situations when necessary.
  • Valid driver's license and reliable transportation may be required.



Preferred Skills



  • Previous supervisory or leadership experience preferred.

Physical Requirements



  • Ability to stand, walk, bend, stoop, kneel, reach, climb stairs, and work in various positions for extended periods.
  • Ability to lift, carry, push, and pull equipment and supplies as required.
  • Ability to safely operate maintenance tools and equipment.
  • Ability to work both indoors and outdoors and in varying environmental conditions.
  • Ability to respond to maintenance emergencies and work outside of normal business hours when necessary.
