Director of Design and Construction, Office Development Services

Full‑time position.

Founded in 1996, Stream Realty Partners is a Dallas‑based full‑service commercial real‑estate organization active coast to coast. The firm focuses on office, industrial, retail, healthcare, land, and data‑center properties, completing billions in annual transactions. Stream’s culture is built around the values of smart, honest, nice, and passionate.

Stream is seeking a Director of Design & Construction to lead complex office and mixed‑use developments in Texas. The role will manage design, preconstruction, procurement, and construction execution from due diligence to closeout, coordinating architects, engineers, consultants, and general contractors to deliver projects on budget and schedule.

Primary Responsibilities

  • Lead full‑lifecycle execution of ground‑up and value‑add development projects — due diligence, entitlement/permitting, design, preconstruction, procurement, and construction.
  • Serve as the primary interface between development, design, construction, clients, and capital partners to keep execution aligned with project business plans.
  • Provide constructability, cost, and schedule input during due diligence and design, including evaluation of design feasibility, cost assumptions, and execution risk.
  • Drive accountability across the project team to achieve budget, schedule, and quality objectives.
  • Design & Preconstruction: manage and coordinate the design process from concept through construction documents, ensuring constructability, cost discipline, and schedule alignment; steward permits; prepare and validate project budgets; collaborate with architects and engineers; establish schedules and risk mitigation.
  • Procurement & Buyout: lead sourcing, evaluation, and selection of general contractors, key subcontractors, and vendors; oversee competitive bid processes and negotiate contracts; structure procurement strategies (GMP, hard bid, negotiated) appropriate to project type and risk profile.
  • Construction Management: oversee all aspects of construction execution, including schedule adherence, cost control, quality assurance, safety; manage change, payments, and budget tracking; lead regular project reporting to stakeholders; coordinate with leasing teams on tenant turnover; ensure successful project closeout.
  • Stakeholder Engagement & Representation: build and maintain strong relationships with architects, engineers, consultants, general contractors, and ownership stakeholders across Texas; represent Stream in the market with professionalism and technical credibility.

Education & Experience

  • Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field (preferred).
  • 5+ years of experience in commercial real‑estate development, construction, or design management.
  • Demonstrated experience delivering large‑scale office, hotel, or mixed‑use developments.
  • Diverse network of relationships across design and construction firms.

Technical Skills

  • Strong command of project budgeting, cost management, value engineering, and construction cost structures; mastery of AIA contracting and similar agreements.
  • Proven ability to manage complex projects and lead cross‑functional teams.

Core Competencies

  • Excellent communication, negotiation, and leadership skills.
  • High‑service‑minded attitude toward delivering results for stakeholders.
  • High level of integrity, accountability, and professionalism.
