Director, Capital Projects and Facilties Engineering
A Tier-1 healthcare real estate company is seeking a Director, Capital Projects and Facilties Engineering to lead their Senior Housing team. Responsible for overseeing the planning, execution, and successful delivery of major real estate projects in their Senior Housing portfolio , the Director, Capital Projects and Facilities Engineering will work closely with their Asset Management team and oversee major capital improvements across their healthcare real estate portfolio consisting of tier-1 Senior Housing communities . This is an excellent role for someone with a strong Mechanical Engineering background with extensive real estate/project management experience . This is a remote role, but candidate must live in Florida, with the ability to travel about 25% of the time to their Senior Housing facilties throughout Florida.
Responsibilities
- Work with operators to prioritize capital needs and execution plans
- Develop standards for unit turns and upgrades resulting in cost and time savings
- Assist project managers with scope and execution of amenity upgrades
- Support lab and outpatient medical assets as needed
Technical expertise
- Provide technical support to the property management and building engineers
- Conduct and document property condition assessments, inclusive of base building systems
- Review preventative maintenance performance and drive improvements to extend life of equipment
- Evaluate and identify opportunities to reduce costs by reducing utility consumption or otherwise reducing operating expenses
- Ensure technical capability of portfolio increases through vendor partnerships and training
Budgeting and Forecasting
- Participate in preparation of annual capital budgets, tracking of monthly capital spend, and monthly capital forecasting
- Ensure budgeted projects are on schedule and communicate variances
- Other Responsibilities
- Reviewing contracts and providing input for legal review
- Drive process improvement, with a focus on efficiency, and accurate data
Position Requirements
- Bachelors Degree in Mechanical, Electrical or Civil Engineering, or Construction Management or Architecture
- 5+ years of work experience in mechanical engineering, building design, construction management, project management, architecture field or closely related facility management environment
- 3+ years of experience with senior housing, multi-family, or hotel capital management preferred
- Experience in capital planning and cost estimating
- Advanced Excel skills and working knowledge of Microsoft Office Suite - Word, PowerPoint, and Outlook
- Strong analytical and problem-solving skills with the ability to work in a fast paced, high-volume environment
- Demonstrate excellent organizational skills and attention to detail
- Demonstrate an understanding of finance and real estate concepts
- Ability to work efficiently remotely and communicate effectively while traveling; ability to work well independently and in team/group environments
