Role Summary

The Director – Asset Management (Director, AM) reports to the Senior Vice President of Asset Management, with a dotted-line partnership to other leaders for shared accountability in the business plan and investment performance of assigned assets. The Director, AM improves value through analytical rigor for major leases, capital investments, and timing of dispositions, and leads the resolution of operational challenges at the asset level (environmental, A/R, and entitlements). This role supervises, mentors, coaches, and develops direct and indirect reports. Travel to assets is required. The position is in the office five days a week (Monday–Friday). This is a dynamic, fast-paced, deal-oriented environment with cross-functional collaboration to drive asset and portfolio value.

Essential Job Functions

  • Investment Cash Flow Modeling – Collaborate with market leadership, leasing, operations, and other teams to build accurate cash flow models for each asset and investment. Provide thought leadership on assumptions and key ROI drivers. Identify, analyze, and report on variances to underwriting and budget with recommendations to executive leadership.
  • Strategic Financial Analysis – Lead strategic analyses including hold/sell decisions, evaluation of major leases, and capital decisions.
  • Liquidity / Cash Management – Own cash models and portfolio liquidity needs; anticipate cash management issues and provide timely reporting to market leadership and executive teams.
  • Asset-Level Projects – Collaborate with market leadership to identify and implement priority value-add projects aligned with underwriting and asset business plans.
  • Dispositions and Due Diligence – Lead asset and investment efforts in coordination with the Transactions team to facilitate due diligence and closing for dispositions and debt financings, including coordination with buyers, sellers, lenders, brokers, attorneys, and internal partners (Finance, Operations, Leasing, Construction, Legal). Review and sign off on due diligence materials and closing statements.
  • Organization and Communication – Drive collaboration, organization, and communication of key work products and information to articulate asset strategy and execution updates to Perform leadership and Blackstone.
  • Cross-functional Collaboration – Coordinate with Leasing, Construction/Development, Property Management, Accounting, and FP&A to align on asset strategy and execution. This collaboration encompasses underwriting, budgeting, ad-hoc analysis, disposition prep, and daily asset management.
  • Manage and Mentor Team – Orchestrate work and foster development of the team such that work is produced effectively and junior colleagues learn and grow. Provide mentoring and coaching beyond direct reports.

Qualifications

  • Degree in finance, economics, mathematics, engineering, or equivalent quantitative field
  • Minimum of 6+ years of experience at a reputable real estate investment firm with significant experience in open-air retail; at least 2 years managing people
  • Excellent written and verbal communication skills
  • Ability to translate complex technical concepts into understandable business terms
  • Ability to work independently, manage multiple projects, and meet deadlines
  • Advanced Excel modeling and knowledge of Argus Enterprise
  • Strong understanding of real estate fundamentals, valuation, transactions, asset management, and leasing
  • Ability to research, analyze, and draw conclusions and communicate effectively
  • Demonstrated success in collaboration, creative thinking, and quick learning of new concepts

Benefits & Compensation

  • Benefits: health insurance, retirement savings plan, paid holidays, and PTO
  • Base Salary Range: $175,000–$200,000
  • Actual base salary may vary by location and experience; total direct compensation and benefits subject to governing plan terms and conditions
