Oxford Properties is a multifamily real estate development and construction company headquartered in Atlanta, Georgia. We are seeking an experienced Multifamily Developer to join our growing team in Central Virginia.
This role will be responsible for leading the identification, pursuit, and acquisition of multifamily development opportunities throughout Central Virginia. The position will play a key role in expanding the Company’s development pipeline by sourcing, originating, negotiating, and executing land transactions. The ideal candidate will leverage deep local market knowledge, strong industry relationships, and proactive business development efforts to uncover and secure new opportunities. This position reports directly to the Chief Investment Officer and will be based in Central Virginia.
Essential Functions
- Identify and source sites suitable for the development of multifamily apartment communities.
- Conduct full feasibility analyses including site evaluation, governmental approvals, and economic assessments.
- Perform and manage all project due diligence and administer the development-related contracts.
- Collaborate with the Chief Investment Officer and Construction Project Manager to develop project budgets and schedules.
- Work with the Chief Investment Officer to create a full pro forma and market study for the project as well as prepare Investment Offering Memorandum and assist in raising capital.
- Lead and coordinate the design and engineering of the project.
- Prepare for and oversee the closing of the transaction.
- Partner with the Construction Project Manager and Design Team to ensure the project stays on schedule and within budget.
- Work with property management to ensure successful project operations and stabilization.
Qualifications
- Proven track record of sourcing, underwriting, evaluating, negotiating, and closing land acquisitions for multifamily development projects.
- Direct experience sourcing and acquiring development sites within the Central Virginia market is required. Experience in other major markets is preferred, and exposure to additional Southeast markets is a plus.
- Bachelor's degree in Business, Finance, Accounting, Economics, Real Estate, or a related field required. An MBA or other advanced degree is preferred.
- 7–10+ years of real estate acquisitions experience, with a strong emphasis on multifamily land acquisition and development. Experience with a multifamily developer, operator, or institutional investment platform is highly desirable.
- Demonstrated success in originating off-market and marketed opportunities, cultivating industry relationships, and driving transactions from initial sourcing through closing.
- Strong financial and analytical skills, including expertise in land valuation, deal underwriting, and feasibility analysis for multifamily development projects.
- Working knowledge of the entitlement and permitting process, development timelines, project budgeting, and construction cost fundamentals.
- Self-motivated and results-oriented, with the ability to work independently while collaborating effectively with cross-functional teams across development, construction, finance, and operations.
Compensation
- Base Salary: $120,000 to $180,000
