We’re hiring a full-time Project Manager to run a ground-up custom home in Westfield, NJ through certificate of occupancy, targeted for 2027. High-end finishes, full Lutron lighting and AV package, a top architect and engineer already on board. You’ll report directly to the owner/builder and be the single point of contact for the design team, every sub, and the township.

This is a step-up role. If you’ve been the APM or super who actually ran the job while someone else signed the paperwork, this is your chance to own one start to finish — with an owner who has built his career in the trades sitting one phone call away. We’d rather hire someone hungry than someone coasting.

And it’s not a one-and-done. After Westfield: two builder spec homes, then two industrial ground-up buildings starting in 2028. Prove yourself on this one and you grow with the company as the work gets bigger.

What you’ll own

• The master schedule, 3-week look-aheads, and critical-path tracking
• Scoping, bidding, leveling, and awarding subs; POs, COIs, lien waivers
• Long-lead procurement: windows, stone, millwork, HVAC, Lutron/AV
• Cost-to-complete tracking and written change orders — nothing verbal
• Daily site walks, photo log, inspections, RFIs and submittals
• Managing our own crews on the job the same as any sub
• A written owner update every Friday: schedule, budget, decisions needed, risks

Must have

• Based in New Jersey; on site in Westfield five days a week
• 3+ years in residential construction as an APM, PM, or superintendent
• At least one ground-up custom home from foundation to CO, in any role where you ran the day-to-day
• Reads architectural and structural drawings; catches conflicts before the trade does
• Can build and keep a real schedule (MS Project, Smartsheet, or similar); comfortable xzgxqkn in Bluebeam
• Organized, direct, and not afraid to tell a sub no

Nice to have

• High-end finish experience: stone, custom millwork, large-format windows
• Union County / Westfield building department experience
• Lutron or high-end AV integration on a prior project
• Hands-on trade background; Procore or Buildertrend; OSHA 30
