The Boring Company was founded to solve the problem of soul-destroying traffic by creating an underground network of tunnels. Today, we are creating the technology to increase tunneling speed and decrease costs by a factor of 10 or more with the ultimate goal of making Hyperloop adoption viable and enabling rapid transit across densely populated regions.
Responsibilities
- Lead and support commercial real estate transactions, including acquisitions, dispositions, land use, and development projects
- Draft, review, and negotiate purchase and sale agreements, leases, easements, licenses, development agreements, and other real estate-related contracts
- Conduct legal due diligence, including title and survey review, zoning and land use analysis, and assessment of environmental and regulatory matters
- Advise business stakeholders on real estate risks, transaction structures, and legal strategies to support company objectives
- Coordinate with title companies, surveyors, and government agencies throughout the transaction process
- Support permitting, entitlement, and land use matters, as applicable
- Develop and maintain standard agreement templates, internal processes, and legal playbooks to improve efficiency and scalability
- Ensure compliance with applicable real estate laws, regulations, and corporate policies
- Provide legal support on general commercial matters and other projects as needed
Basic Qualifications
- Juris Doctor (J.D.) from an accredited law school
- Active license to practice law in at least one U.S. jurisdiction (Tennessee preferred)
- 3–5 years of experience practicing commercial real estate law at a law firm and/or in-house legal department
- Demonstrated experience managing sophisticated real estate transactions from initial negotiation through closing

- Strong drafting, negotiation, and analytical skills
- Experience with commercial leasing, acquisitions and dispositions, financing, and development transactions
- Familiarity with title, survey, zoning, land use, and permitting issues
- Ability to identify legal risks while providing practical, business-focused solutions
- Excellent organizational skills with the ability to manage multiple transactions simultaneously
- Strong written and verbal communication skills with exceptional attention to detail
- Ability to work independently while collaborating effectively with cross-functional business teams in a fast-paced environment
