Superintendent – Multifamily Construction
Position Overview
We are seeking an experienced Multifamily Superintendent to oversee the day-to-day field operations of multifamily construction projects. The ideal candidate will have experience delivering ground-up/new construction projects and will be responsible for maintaining project schedules, coordinating subcontractors, ensuring quality, and driving projects safely through completion.
Key Responsibilities
- Manage all day-to-day field operations on multifamily construction projects
- Oversee projects from site work and foundations through interiors, punch, turnover, and closeout
- Coordinate and supervise subcontractors, vendors, suppliers, and field personnel
- Develop and maintain short-term and overall construction schedules
- Conduct daily site walks and monitor construction progress
- Ensure subcontractors are properly staffed and meeting schedule requirements
- Coordinate sequencing between structural, architectural, MEP, and finish trades
- Review construction drawings, specifications, RFIs, submittals, and shop drawings
- Work closely with the Project Manager to identify and resolve field issues
- Conduct subcontractor coordination and safety meetings
- Maintain high standards for quality control and workmanship
- Ensure compliance with OSHA requirements and company safety procedures
- Coordinate inspections with local authorities and third-party inspectors
- Track material deliveries and identify potential procurement or scheduling delays
- Manage punch lists, unit turnover, inspections, and project closeout
- Maintain daily reports and accurate documentation of project activities
- Coordinate directly with ownership, property management, architects, engineers, and project teams as required
Multifamily Renovation Responsibilities
- Manage occupied and unoccupied apartment renovations
- Coordinate phased construction around residents and existing property operations
- Oversee unit renovations, common-area improvements, amenity upgrades, and exterior renovations
- Coordinate MEP upgrades and existing building-system modifications
- Manage demolition, interior finishes, structural repairs, and building-envelope improvements
- Identify and resolve unforeseen conditions encountered during renovation work
Ground-Up Construction Responsibilities
- Oversee construction from site development through vertical construction and final turnover
- Manage concrete, framing, structural, roofing, MEP, drywall, finishes, and sitework trades
- Coordinate building dry-in and MEP rough-in activities
- Drive unit completion schedules and phased turnovers
- Coordinate testing, inspections, commissioning, and Certificates of Occupancy
- Manage final punch and turnover to ownership/property management
Qualifications
- 5+ years of Superintendent experience within construction
- Strong experience with multifamily/apartment construction
- Experience with ground-up construction, renovations, or both
- Ability to read and interpret plans, specifications, and construction documents
- Strong knowledge of construction sequencing and multifamily building systems
- Proven ability to manage multiple subcontractors and trades simultaneously
- Strong scheduling, organization, communication, and leadership skills
- Knowledge of OSHA and construction safety requirements
- Experience with Procore, Bluebeam, Microsoft Project, or similar construction software preferred
