Construction Manager

What you’ll be doing

Design and preconstruction

• Manage the design team from schematic design through CDs, including architects, structural, MEP and civil engineers, interior designers and consultants
• Work with ownership on unit mix, massing and floor plate efficiency
• Run permitting and entitlements with local and state agencies
• Build and manage project schedules and milestones
• Lead value engineering without hurting quality or leasability
• Run the CM/GC RFP process, including bid levelling, scope review and contract negotiation
• Set and manage preconstruction budgets, hard cost estimates and GMP targets

Construction

• Oversee the CM/GC on site, with a focus on podium and wood-frame sequencing, framing and envelope
• Walk the site regularly to check progress, quality and schedule
• Manage budget and cash flow, process draws and approve change orders
• Run weekly OAC meetings and report to ownership
• Coordinate with municipalities, utilities, lenders and third-party inspectors
• Keep full document control across contracts, permits, RFIs, submittals, change orders and QA/QC

Closeout and lease-up

• Work between construction, leasing and property management through lease-up
• Deliver model units and amenity spaces in time for pre-leasing
• Help marketing and leasing with finish selections and amenity planning
• Oversee punch list, warranties and O&M manuals, then hand the building over cleanly

What they’re looking for

• Bachelor’s degree in Construction Management, Architecture, Civil Engineering or similar
• 8+ years in construction project management, including owner-side or developer-side experience
• Hands-on experience with Type IIIA wood-frame over Type IA concrete podium multifamily. You should be able to talk through framing sequence, logistics, envelope and trade coordination
• Experience on dense urban sites where you worked closely with municipalities and utilities
• Experience managing consultants through a full set of CDs, not just construction
• A track record of delivering residential projects on schedule and within GMP
• Knowledge of New Jersey permitting, approvals and code
• Comfortable presenting to senior leadership, partners and stakeholders
• Procore, MS Project and MS Office
