This role manages onsite team members, operational processes, and community resources to achieve occupancy, revenue, and stabilization goals while maintaining compliance with company policies and applicable housing regulations. The Community Manager serves as the primary onsite leader, ensuring exceptional resident service, operational efficiency, and the successful execution of leasing and community management strategies.

The role requires strong leadership, operational oversight, financial acumen, and the ability to manage priorities in a fast-paced environment.  Essential Job Functions1. Functional ResponsibilitiesOversee daily operations of assigned Build-to-Rent communities to ensure operational excellence and resident satisfactionEnsure homes, amenity spaces, and common areas are prepared for daily leasing and resident activitiesWelcome prospective residents, conduct community and home tours, and support leasing activitiesRespond to resident and prospect inquiries, requests, and concerns through phone, email, and in-person communicationOversee onsite leasing performance, lease enforcement processes, resident applications, renewals, and occupancy goalsConduct regular property inspections to ensure community appearance, safety, cleanliness, and curb appeal standards are maintainedMonitor and support resident retention initiatives and customer experience efforts2. Operational / Departmental SupportParticipate in budget preparation and operational planning by analyzing financial reports, market trends, and operational performance metricsMonitor revenue performance, rent collections, fees, and financial reporting to ensure budget and operational goals are achievedCoordinate with supplier partners, contractors, and service providers to ensure services and deliverables meet contractual expectationsUtilize property management systems and operational platforms to manage leasing activity, resident ledgers, service requests, reputation management, and reportingSupport onboarding and training of new onsite team members assigned to the BTR communityFacilitate community-specific operational training and reinforce company policies, procedures, and operational standards3. Compliance & Risk ManagementEnsure compliance with Fair Housing, ADA, Fair Credit Reporting Act, and all applicable federal, state, and local regulationsOversee lease enforcement activities including notices, renewals, inspections, evictions, and fee assessments in accordance with lease agreements and company policiesMaintain accurate operational records, leasing documentation, resident files, and financial reportingConduct periodic inspections to identify operational, maintenance, or safety concerns and ensure timely resolutionEscalate operational, legal, or resident issues to leadership as appropriate4. Financial / Performance AccountabilitySupport achievement of NOI, occupancy, stabilization, and revenue performance goalsMonitor property expenses and control expenditures within approved budget parametersAnalyze market conditions, rent trends, and competitor data to support leasing and pricing strategiesPrepare and review weekly, monthly, and quarterly operational and financial performance reportsSupport leasing performance initiatives and operational strategies to maximize community profitability and resident retention5. Leadership / CollaborationLead, mentor, and support onsite team members to ensure operational consistency and high performanceCollaborate cross-functionally with Operations, Maintenance, Leasing, Marketing, Construction, and centralized support teamsPromote company culture, operational standards, and customer-focused service throughout the communitySupport hiring, interviewing, onboarding, and training of leasing and onsite operational staffFoster strong relationships with residents, vendors, contractors, and internal business partners6. Additional ResponsibilitiesServe as the onsite representative for assigned Build-to-Rent communitiesSupport lease-up and stabilization initiatives for new or transitioning communities as neededMaintain organized operational records and reporting documentationPerform other duties as assigned to support business objectivesPerformance Expectations & Key Metrics:Performance will be evaluated based on measurable outcomes aligned with company and departmental goals. Metrics may include:NOI, occupancy, and stabilization performance metricsResident satisfaction and online reputation management scoresLease-up and retention performance goalsTimeliness and accuracy of operational and financial reportingCompliance with company policies and housing regulationsProperty appearance, inspection results, and curb appeal standardsTimely completion of assigned training by direct reportsEffectiveness of team leadership, operational execution, and resident issue resolutionRequired QualificationsEducationAssociate degree preferredEquivalent work experience may be considered in lieu of degreeExperienceMinimum 3 years of experience managing onsite operations in Build-to-Rent, multifamily property management, hospitality, retail, or new home sales environments requiredLease-up and/or new construction property management experience preferredPrior experience leading onsite operational teams preferredSkills & CompetenciesStrong leadership, customer service, and operational management skillsExcellent written and verbal communication abilitiesStrong financial and analytical skills related to property operations and budgetingAbility to manage multiple priorities in a deadline-driven environmentDetail-oriented with strong organizational and problem-solving abilitiesAdvanced proficiency in property management systems, CRM platforms, and Microsoft Office SuiteAbility to thrive in high-volume operational and customer-facing environmentsStrong understanding of leasing operations, resident relations, and property management processesPreferred QualificationsCAM, NALP, CPM, or other property management certifications preferredExperience in Build-to-Rent (BTR) or multifamily lease-up communitiesAdvanced experience with property management and leasing platformsExperience with reputation management, resident engagement, and operational reporting toolsKnowledge of market analysis, pricing strategy, and occupancy managementActive Real Estate, Property Manager, or Property Manager in Charge license in applicable state preferredWhy work for Maymont Homes?Our Mission - "We Positively Impact the Lives in the Communities We Serve."
