Commercial Title Policy SpecialistWe're hiring an experienced Commercial Title Policy Specialist to join an established commercial policy department. This is a niche, technical seat — you'll own complex multi-state commercial files end-to-end, work directly with underwriters on high-liability approvals, and be the go-to point of contact for closing attorneys and clients on commercial deals.If you live in commercial title policy work and want a senior role where your expertise actually gets used (not buried under generalist files), this is the seat.Responsibilities:Issue and review commercial title insurance policies, including multi-state portfolios and proformasHandle Fannie Mae / Freddie Mac requirements and ensure full compliance on commercial transactionsDraft, review, and apply commercial endorsements across multiple jurisdictionsWork directly with underwriters to secure high-liability (HLI) approvalsDetermine disposition of interests affecting title and resolve complex curative mattersMaintain and grow relationships with closing attorneys, lenders, and key client contactsServe as the internal subject matter expert on commercial policy questionsQualifications:Direct experience issuing commercial title insurance policies (not residential — this is a different animal)Strong working knowledge of Fannie/Freddie requirements on commercial dealsMulti-state experience and confidence with state-specific endorsementsTrack record of communicating directly with underwriters on HLI approvalsExperience handling portfolio and proforma work across multiple statesReliable, detail-obsessed, and comfortable owning files independentlyNice to have:Existing relationships with closing attorneys in the NY/NJ/tri-state marketExperience with national lender clientsBar admission or paralegal background (not required)The setupOnsite at the Chestnut Ridge officeStandard hours 9–5, but flexible scheduling available for candidates who bring strong experience to the tableEstablished department, stable book of business, real career runway in a specialized lane
