We are seeking an experienced Commercial Property Manager to oversee a portfolio of commercial assets and drive operational excellence, financial performance, and exceptional tenant satisfaction. This role serves as a key liaison between ownership, tenants, vendors, and stakeholders while ensuring properties are professionally managed, financially optimized, and maintained to the highest standards.
Position Summary
The Commercial Property Manager is responsible for the daily operations of a portfolio of office and retail assets totaling approximately 700,000 square feet. This role ensures properties are maintained to high standards, operate within approved budgets, and deliver an outstanding tenant experience while maximizing asset value.
What Does this Role Do?
- Manage the day-to-day operations of assigned portfolio of commercial properties by leading property operations, prioritizing maintenance requests, monitoring property performance, and ensuring timely resolution of tenant and building needs.
- Prepare, manage, and monitor operating budgets, CAM reconciliations, and financial reporting.
- Build and maintain strong relationships with clients, tenants, and stakeholders while delivering high level of customer service.
- Organize and lead client and tenant meetings providing proactive communication and issue resolution.
- Oversee vendor relationships, contract compliance, maintenance services, and janitorial operations.
- Coordinate tenants move‑ins, move‑outs, and space transitions including inspections, walkthroughs, and documentation.
- Manage capital and operating projects ranging from $50,000 to $350,000 ensuring projects are completed on time and within budget.
- Review, approve, and process invoices ensuring accurate cost center coding and expense allocation.
- Conduct regular property inspections and implement preventive maintenance programs to preserve asset value.
- Ensure compliance with all applicable laws, regulations, lease obligations, and industry standards and best practices.
- Identify opportunities to improve operational efficiencies, tenant satisfaction, and property performance.
What is Required for this Role?
- 5+ years of commercial property management experience required with demonstrated experience of property operations including financial management and tenant relations.
- Strong commercial real estate acumen including budgeting, forecasting, and CAM reconciliations.
- Bachelor’s degree in business, real estate, property management, or related field (preferred).
- Knowledge of lease agreements and property management software (e.g., Yardi).
- Excellent communication, organizational, negotiation, and problem‑solving skills.
- Professional designations such as CPM®, RPA®, or similar are preferred.
- Demonstrated ability to lead vendors, consultants, and cross-functional stakeholders to achieve operational and financial objectives.
- Proficiency in Microsoft Office (Outlook, Excel, Word, PowerPoint).
- Proven ability to manage multiple projects along with handling multiple priorities and competing deadlines in dynamic environment.
- Strong understanding of commercial real estate trends, market conditions, and property management best practices.
- Valid driver’s license and reliable transportation.
- Ability to work in varying weather conditions and travel between properties.
