Our client is a privately owned commercial real estate investment and management company with a strong portfolio of retail properties throughout Texas. They are seeking an experienced Retail Property Manager to oversee day-to-day operations and maximize the performance of a portfolio of shopping centers.
What You’ll Do
- Manage the daily operations of retail shopping centers and maintain strong tenant relationships
- Serve as the primary point of contact for tenants, vendors, contractors, and ownership
- Oversee property budgets, operating expenses, CAM reconciliations, and financial reporting
- Coordinate maintenance, repairs, capital improvements, and construction projects
- Review vendor contracts, bids, invoices, and service agreements
- Conduct property inspections and ensure properties are well-maintained and presented
- Monitor tenant compliance with lease requirements and coordinate lease-related issues
- Work closely with leasing, accounting, construction, and senior management
- Assist with annual budgeting, forecasting, and analysis of property performance
- Resolve tenant concerns and operational issues in a timely and professional manner
What We’re Looking For
- 3+ years of commercial retail property management experience
- Strong knowledge of retail leases, CAM, operating expenses, and tenant relations
- Experience managing shopping centers or multi-property retail portfolios
- Strong financial and organizational skills
- Excellent communication and problem-solving abilities
- Proficiency with Microsoft Office; Yardi experience preferred
- Ability to work independently while collaborating with a small, entrepreneurial team
