wA well-established commercial real estate ownership group is seeking an experienced Property Manage r to oversee the day-to-day operations and physical performance of a portfolio of commercial office properties throughout the Chicago area

.This is a hands-on, operations-focused Property Manager positio n for someone who enjoys being in the buildings, managing vendors and maintenance teams, identifying issues, and driving projects through completion. The role is intentionally structured so the Property Manager can focus on building operations and asset condition rather than traditional property accounting and financial reporting

  • s.Conduct regular and in-depth property, building, and janitorial inspectio ns to identify deficiencies and ensure properties are maintained to a high standar
  • d.Develop action plans for inspection findings and follow through to ensure issues are resolve
  • d.Manage and oversee maintenance personnel, engineers, and building service tea m
  • s.Source qualified vendors and contractors, obtain competitive bids, evaluate proposals, and negotiate pricing and service agreement
  • s.Monitor vendor performance and ensure all contracted services are completed to expectation
  • s.Coordinate and oversee tenant improvement, capital improvement, and building projec ts from planning through completio
  • n.Serve as the primary point of contact for contractors during active projects, including coordinating schedules, building access, logistics, and completio
  • n.Conduct project walkthroughs and punch-list inspections to ensure work is completed properl
  • y.Work closely with ownership to understand priorities, communicate building conditions, and execute improvement initiative
  • s.Respond quickly and professionally to building-related issues and operational need
  • s.Oversee preventive maintenance, repairs, life-safety requirements, emergency preparedness, and overall building functionalit
  • y.Maintain strong relationships with vendors, contractors, engineers, and internal stakeholder
  • s.Manage multiple priorities across the portfolio while maintaining a strong presence at the propertie

Ideal Candid

  • ate5+ years of commercial real estate, property management, facilities, or building operations experien
  • ce.Experience managing commercial office propert ies is strongly preferr
  • ed.Retail, mixed-use, industrial, or other operationally intensive commercial property experience will also be consider
  • ed.Demonstrated experience with vendor management, maintenance operations, inspections, and building proje c
  • ts.Comfortable spending significant time on-site at the propert ies rather than working exclusively from a corporate offi
  • ce.Experience supervising or coordinating engineers, maintenance personnel, and building service provid e
  • rs.Strong understanding of building systems, preventative maintenance, repairs, and general property operatio
  • ns.Experience obtaining bids, evaluating vendor proposals, negotiating contracts, and managing service provide
  • rs.Strong project management skills with experience overseeing capital improvements and/or tenant improvement proje c
  • ts.Highly organized, responsive, and comfortable taking ownership of issues from identification through resoluti
  • on.Strong communication skills and the ability to work directly with ownership and outside contracto
  • rs.Property management software experience such as Yardi, Building Engines, or similar platfo rms is a pl
