Commercial Project ManagerWe are seeking a Commercial Project Manager with strong General Contractor experience to lead ground-up and tenant improvement (TI) projects in Glendale and the greater Los Angeles area.This role requires full ownership of projects from preconstruction through closeout, including budgeting, scheduling, subcontractor management, and client coordination. The ideal candidate has experience operating in Southern California and understands local permitting, inspections, and jurisdictional requirements.ResponsibilitiesManage commercial construction projects from preconstruction through completionDevelop and maintain project schedules, budgets, and cost forecastsLead subcontractor bidding, scope review, and buyout processOversee RFIs, submittals, change orders, and project documentationCoordinate with superintendents, subcontractors, architects, engineers, and clientsEnsure compliance with Glendale and Los Angeles County building codes, permitting, and safety regulationsMonitor project costs and proactively identify risks or delaysLead OAC meetings and maintain strong client communicationManage project closeout, punch lists, and final turnover
