Civil Site Development ManagerPacific Lifestyle Homes is seeking an experienced Civil Site Development Manager to join our team, overseeing site preparation, infrastructure development, and project timelines to support our homebuilding goals. This full-time role provides an excellent opportunity to make a meaningful impact. Reporting to the Director of Land Acquisition and Development, the Civil Site Development Manager will play a vital role in shaping the future of Pacific Lifestyle Homes and Garrette Homes through effective site planning and strategic project execution.Job Responsibilities:Oversee billing processes related to site development, ensuring that all project-related expenses are accurately documented and invoiced. Review and approve invoices to maintain alignment with project budgets and financial plans.Work closely with cross-functional teams, including construction, engineering, and finance, to ensure seamless project execution.

Facilitate clear communication and coordination among stakeholders to address challenges and optimize site development processes.Develop and manage project budgets for site development, ensuring accurate projections and cost control. Regularly reconcile budgets with actual expenses, identifying and addressing any discrepancies to maintain financial accuracy.Review and interpret grading plans to ensure that site preparation meets project specifications and regulatory standards. Collaborate with contractors to address any required modifications for site readiness.Manage a variety of trade partners and schedules by attending onsite meetings and visiting all managed sites regularly to ensure residential plats are developed on time and on budget.Assist Project Managers with feasibility studies to assess site suitability, help identify potential challenges and opportunities that could impact project success and development costs.Apply a strong understanding of construction principles and site development practices to ensure quality, timeliness and compliant project delivery.Manage the bid process, contractor negotiations, scope and schedule for development projects.Align site development activities with the organization's strategic priorities, ensuring that all projects support broader business objectives. Develop and execute site development strategies that enhance operational efficiency, profitability, and growth.Job Requirements:Bachelor's degree in Construction Management, Civil Engineering, or a related field; equivalent experience may be considered5+ years of professional experience directly managing site development or land development within the residential construction industryProven experience managing multiple site development projects simultaneously, ensuring on-time and within-budget completionBuilds and retains strong relationships with local municipalities and inspectorsStrong knowledge of site development processes, including grading, utilities, drainage, and road constructionFamiliarity with local, state, and federal regulations, including zoning laws, environmental standards, and permitting processesExcellent project management, organizational, and task management skills, with the ability to handle complex schedules and meet deadlinesEffective problem-solving abilities with a proactive approach to identifying and mitigating potential project risksProficiency with Microsoft Office Suite (Word, Excel, Outlook) and project management software for scheduling, budgeting, and documentationExperience working with databases to track project metrics, costs, and schedulesFamiliarity with blueprints, Bluebeam and CAD software for site planning and development reviewsExcellent communication skills for coordinating with contractors, regulatory agencies, and internal teamsAbility to lead and develop cross-functional teams, including contractors, engineers, and consultantsStrong negotiation skills for managing contracts and securing favorable terms with vendors and subcontractorsCommitment to safety standards and quality control throughout the site development processBenefits:Company supported medical, dental and vision benefits for employees and familiesParticipation in our 401(k)-retirement savings plan with Company contributionsNew home discount120 hours of paid time off for the first yearSeven paid holidaysPaid volunteer hoursEmployee Recognition ProgramEmployee Referral Bonus - Up to $1,000Engaging company culture – Including our annual "Ferris Bueller's Day Off"And much more!Our Culture / Values:At Pacific Lifestyle Homes, our vibrant culture defines who we are.
