The Role

This is a hands‑on leadership role where the Chief of Engineering owns the full physical infrastructure of the property. The selected candidate will be the first line of accountability for issues, the owner of the preventive maintenance program, and the leader responsible for keeping every space guest‑ready daily.

They will serve as the infrastructure backbone for the property, working directly with the General Manager and coordinating external vendors to ensure operations meet expected standards.

Key Responsibilities

  • Perform and oversee hands‑on repairs across the property, including HVAC, plumbing, electrical, appliances, carpentry, pool systems, and exterior upkeep
  • Develop and execute a preventive maintenance schedule to proactively eliminate guest‑facing issues
  • Source, schedule, and supervise external vendors and subcontractors, ensuring compliance with quality, cost, and timeline expectations
  • Act as the first responder for urgent maintenance issues affecting guest experience or safety
  • Track work orders, maintenance costs, and vendor performance, reporting to the General Manager and flagging risks proactively
  • Identify operational inefficiencies and propose improvements to maintenance processes and vendor management

What Success Looks Like (KPIs)

  • Response Time: Issues acknowledged within 2 hours and resolved within 24–48 hours, depending on severity
  • PM Completion: 95%+ of scheduled preventive maintenance tasks completed on time each month
  • Guest Impact: Maintenance‑related complaints remain below threshold, with zero repeat issues in the same space
  • Vendor Quality: Vendor work passes quality control inspection on the first visit more than 90% of the time
  • Cost Control: Maintenance spend remains within budget, with no unapproved overruns

Qualifications

  • 7+ years in building engineering or facilities management, including at least 3 years in high‑rise properties (10+ stories)
  • Experience in condo‑hotel or mixed‑use properties strongly preferred
  • Valid Florida stationary engineer (or equivalent) license
  • CPO (Certified Pool Operator) preferred
  • Proven experience managing renovation or capital improvement projects valued at $500K+
  • Strong ability to manage contractors, permitting, and budgets
  • Self‑directed, reliable, and effective under pressure
  • Familiarity with digital tools for work orders, scheduling, and communication
  • Proficiency in CMMS, Microsoft Office, building automation systems (BAS), and project management tools
  • Bilingual (English/Spanish), own tools, and reliable transportation are a plus
